About the position

The Senior Asset Manager at HUNT MH Shared Services LLC plays a crucial role in executing approved business plans for assigned assets, guiding them from pre-leasing through stabilization. This position is responsible for maintaining and enhancing the value of the asset portfolio, preparing and delivering decision-making reports, and supporting due diligence for future projects. The Senior Asset Manager will oversee leasing and property management activities, present documentation to upper management, and manage asset value through market data analysis, trend identification, and lease contract administration. The role requires collaboration with various departments including Executive Leadership, Development/Construction, Accounting, Legal, Marketing, Operations, and Financial Support Teams to fulfill Asset Management duties and provide strategic recommendations to executive management. Responsibilities

  • Perform variance analyses, review financial performance against budgets, and recommend pricing strategies based on leasing activity.
  • Draft and manage annual business plans and budgets, ensuring alignment with project goals and conducting quarterly updates.
  • Understand asset-specific market dynamics, make recommendations for asset positioning, and provide analysis for acquisitions and dispositions.
  • Oversee the transition of properties from construction to lease-up, working with contractors, construction managers, and leasing teams.
  • Conduct site visits, financial analysis, and provide feedback on property performance, including leasing and financial issues.
  • Participate in selecting property managers, leasing agents, and other third-party service providers.
  • Address legal matters, ensure compliance with laws, manage insurance claims, and coordinate with legal counsel.
  • Prepare and review capital and operating budgets, manage capital programs, and make recommendations for investments.
  • Assist with market research, financial assumptions, and due diligence for acquisitions, dispositions, and mortgage loans.
  • Monitor project cash flow, manage financial reports, and address cash shortfalls and financial discrepancies.
  • Support regular asset and portfolio reviews, generate analyses, and provide strategic recommendations for improving revenue and asset value.
  • Serve as a key contact for stakeholders, including loan servicers and owners, ensuring alignment with financial plans.
  • Conduct special financial analyses, assist in project closures, and handle 'what-if' scenarios for internal and external stakeholders.
  • Participate in project restructuring negotiations, oversee capital programs, and manage interactions with partners.
  • Review and manage real estate taxes, appeal processes, and coordinate insurance requirements with risk management professionals.
  • Generate and deliver formal presentations to internal and external stakeholders.

Requirements

  • Bachelor's Degree in real estate, finance, business administration, economics, or related discipline.
  • 7+ Years in Asset Management: Minimum experience in real estate asset management.
  • Real Estate Development Knowledge: Awareness of development principles and skills.
  • Basic Modeling and Appraisal Knowledge: Understanding of model building, research, underwriting, and appraisal techniques.
  • Customer Service and Team Skills: Excellent service skills and a team-oriented approach.
  • Communication Skills: Strong written and verbal communication abilities.
  • Analytical and Problem-Solving: Strong skills in analysis and problem resolution.
  • Deadline Management: Ability to prioritize tasks and meet deadlines.
  • Microsoft Office Proficiency: Skilled in Word, Excel, and PowerPoint.
  • Strong knowledge of asset management principles and possesses related skills.
  • Awareness of real estate development principles and skills.
  • Basic knowledge of real estate financial model building, real estate research, property underwriting and appraisal techniques.
