About the position

As a Senior Community Manager at Greystar, you will be responsible for overseeing the day-to-day operations of two or more assigned properties, which collectively comprise 557 units. This role requires a strong focus on managing team members, daily activities, and resources to achieve established financial and operational goals. You will ensure that all operations comply with company policies and relevant laws, including Fair Housing and the Americans with Disabilities Act. Your leadership will be crucial in maintaining high standards of service and resident satisfaction across the properties you manage. In this position, you will provide input into the development of budgets for your assigned properties by analyzing financial statements and evaluating marketing information. You will be tasked with meeting targeted revenues by setting appropriate rent rates, ensuring timely collection of rents and fees, and preparing monthly financial reports. Additionally, you will oversee the approval of invoices from vendors and contractors, ensuring that all expenditures remain within the approved budget. Your role will also involve managing the lease enforcement process, which includes approving resident applications, conducting apartment inspections, and handling evictions when necessary. You will gather and analyze market trends to implement effective marketing and leasing strategies aimed at achieving occupancy and revenue goals. Promoting resident satisfaction is a key aspect of your responsibilities, requiring you to address complaints and service requests promptly. Regular property inspections will be part of your duties to ensure that the physical aspects of the properties meet established standards for safety and cleanliness. You will supervise property staff, including hiring, training, and managing their performance in alignment with company policies. Furthermore, you will assist in managing client relationships by providing updates on property performance and responding to owner requests as needed.

Responsibilities

  • Control expenditures by staying within the constraints of the approved budget.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Gather, analyze, and interpret market trends to implement marketing strategies.
  • Promote resident satisfaction and retention by addressing complaints and service issues.
  • Conduct regular property inspections to ensure safety and cleanliness standards are met.
  • Supervise property staff by interviewing, hiring, and training employees.

Requirements

  • Proven experience in property management, preferably in a multi-site environment.
  • Strong financial acumen with the ability to analyze budgets and financial statements.
  • Excellent leadership and team management skills.
  • Knowledge of Fair Housing laws and regulations governing multi-family housing operations.
  • Strong communication and interpersonal skills to manage resident and owner relationships.
