About the position

The Senior Director of Realty Operations and Program Management at Tyson Foods is a pivotal role responsible for overseeing various corporate services, including corporate cafeterias, mail services, the company store, amenity management, and the Tyson art collection. The role also involves working closely with other real estate professionals to assess property values and performance, necessitating a deep understanding of real estate and finance, as well as local and regional property markets. In this role, the Senior Director will collaborate with senior leadership to formulate strategies, policies, procedures, and budgets, ensuring that these strategies are translated into executable plans that meet business requirements. The position entails creating operating budgets for various teams, engaging in long-term capital planning, and directing large-scale capital projects related to building infrastructure. The Senior Director will also serve as a program manager, supporting the development and execution of projects that align with Tyson Foods' corporate strategy. The successful candidate will need to effectively organize and prioritize multiple tasks, manage stressful situations, and consistently make high-quality decisions. This role requires day-to-day management oversight to achieve strategic business objectives and operational goals. The Senior Director will manage relationships with team members and stakeholders, lead internal team meetings, and work with the city of Springdale on development plans. Additionally, the position involves overseeing amenities management, identifying assets, and building the property management operating portfolio, while also supporting lease renewals and property negotiations to enhance Tyson's strategic position.

Responsibilities

  • Collaborate with senior leadership to formulate strategies, policies, procedures, and budgets.
  • Create operating budgets for mail services, corporate cafeteria, and company store teams.
  • Engage in long-term capital planning and oversee expense and capital budgets.
  • Direct large dollar capital projects for building infrastructure, including prioritization and resource allocation.
  • Serve as a program manager for one-time projects or long-term programs in support of corporate strategy.
  • Organize and prioritize multiple tasks effectively and manage through stressful situations.
  • Ensure effective project execution plans are created and followed, overseeing tasks and deliverables.
  • Manage relationships with team members and stakeholders, leading frequent check-ins with internal teams.
  • Work with the city of Springdale on development plans and amenities management.
  • Identify assets and build the property management operating portfolio, developing recommendations for improvements.
  • Support the pre-approval process for new assets and collaborate with finance and project managers.
  • Support real estate trips with leadership to evaluate new asset locations and opportunities.
  • Manage all property management-related issues and work cross-functionally with other departments.
  • Evaluate and respond to third-party requests including easements and lease negotiations.
  • Support realty and property closings by developing processes for project approvals.
  • Analyze real estate documents to ensure compliance and prepare materials for transactions.
  • Forecast return on investment on transaction decisions and determine business impacts.
  • Manage purchases, dispositions, lease renewals, and rent allocations, gaining buy-in from stakeholders.
  • Support contract negotiations and oversee third-party work products.

Requirements

  • Bachelor's degree in real estate, business, engineering, or related field; Master's degree preferred.
  • Real Estate certification preferred.
  • 10 years of combined project, program, and portfolio property management experience.
  • Advanced experience in spreadsheets, PowerPoint, and other Microsoft Office suites.
  • Excellent verbal and written communication skills, with the ability to handle situations professionally.
