About the position

The Senior Facilities Operation Manager is responsible for overseeing the maintenance and safety of SRA facilities, ensuring compliance with regulations, and managing relationships with contractors and vendors. This role involves coordinating daily operations, assessing safety and security, and managing capital improvement projects across multiple locations. The position requires strategic planning and effective communication to support the operational needs of the organization.

Responsibilities

  • Ensure compliance with government regulations such as building codes and OSHA standards.
  • Contract with and supervise all outside vendors for facility services.
  • Manage relations and coordinate requests for repairs and maintenance.
  • Maintain a clean and orderly work area while following safety regulations.
  • Direct daily activities related to loss prevention, risk management, safety/security, maintenance, and landscaping.
  • Maintain knowledge of HVAC systems and oversee their maintenance.
  • Bid work for tenant improvements and manage related projects.
  • Keep accurate records of current space conditions, including HVAC and utilities.
  • Maintain a preventive maintenance program within an annual budget.
  • Prepare daily, weekly, monthly, and quarterly reports on facilities and Environmental Health Safety as requested by HQ.
  • Perform other duties as requested by management.

Requirements

  • Bachelor's degree or equivalent work experience or training required.
  • 3+ years of experience in construction preferred.
  • Effective oral and written communication skills with employees, contractors, and vendors.
  • Self-starter and team player with strong organizational skills.
  • Fluent in Korean, both spoken and written.
  • Ability to identify, plan, and coordinate facilities, space, and equipment needs for projects.
  • Experience in tracking and documenting capacity, costs, space allocation, and requests.
  • Ability to guide teams in physical and technical upgrades.

Nice-to-haves

  • Experience in project management and coordination of capital improvement projects.
