About the position

The Senior Financial Analyst supports the execution of transactions critical to the overall performance of ECD's affordable multi-family portfolio. Properties in the ECD portfolio may have multiple debt and equity layers and regulatory considerations and are located in Washington, DC, Maryland, Pennsylvania, and Virginia. The Senior Financial Analyst will support the Director in executing on property level refinances, Year-15 transactions, property dispositions, review of acquisitions and new developments, and analyzing commercial property transactions including lease and license agreements with telecommunications providers. The Senior Financial Analyst will collaborate with all departments including property management, finance, asset management, resident services, and development to leverage and improve existing resources in support of transactions. The Senior Financial Analyst will also be assigned special projects on an as needed basis. This position will work with external and internal stakeholders and must have strong analytical, problem-solving, organizational and communication skills.

Responsibilities

  • Create, maintain and monitor a database of debt agreement terms and conditions and prepare and maintain a refinancing pipeline in connection with loan terms.
  • Review and abstract loan and other applicable documents and identify and manage consent requirements.
  • Work with Manager and Director in all aspects of refinancing activities from lender engagement and underwriting to loan closing.
  • Monitor Year-15 status across the portfolio and maintain a valuation and buyout template that incorporates adjusted tax account balances and other applicable adjustments.
  • Identify opportunities for early partner exits and identify mitigating activities to be addressed on a timely basis.
  • Assist Portfolio Analysis and Reporting team in the preparation and assessment of property valuations and ECD's equity and financing exposure across ECD's portfolio for Board reporting and property disposition opportunities.
  • Assist in all aspects of the property disposition process including hold/sell analysis, broker selection, underwriting, deal documentation review, internal and external approvals/consents, TOPA process, and closing.
  • Prepare and maintain a database of rooftop telecommunications license agreements and abstract key quantitative metrics and qualitative considerations for reference in identifying other opportunities and negotiation terms.
  • Maintain and organize SharePoint structure for storing transaction documents and correspondence.
  • Work with the Data & Reporting team, the core asset management team, and other areas of ECD to leverage existing reports and information and improve existing resources in support of transactions.
  • Prepare policies and procedures and checklists to address efficiencies, standardization and risk mitigation.
  • Assist in the preparation of memos and presentations of property level transactions which require internal approvals to ECD's investment committee, ECD Real Estate Committee of the Board, and Board of Directors as applicable.
  • Assist the ECD development and acquisition teams in underwriting operating budgets for properties to be acquired/renovated/built.
  • Complete accurate, timely internal reports.
  • Special projects and other duties as assigned.

Requirements

  • Bachelor's degree or equivalent required, preferably in Accounting, Finance or related field.
  • 4+ years multi-family real estate, finance, accounting, and/or asset management experience, with minimum of 2 years of underwriting experience.
  • Strong organizational skills and ability to coordinate complex activities, prioritize conflicting demands and meet deadlines.
  • Strong verbal communication and business writing skills.
  • Demonstrated financial analysis with increasing responsibility in past roles.
  • Ability to work independently with limited supervision.
  • Ability to read, interpret, and analyze financial statements.
  • Ability to read, interpret, and analyze complex real estate project documentation including partnership agreements, regulatory agreements, and loan documents.
  • Sound understanding of real estate terminology and concepts, including multi-family real estate; working knowledge of LIHTC preferred.
  • Strong analytical skills and experience with budgeting and financial modeling.
  • Strong MS Excel and PowerPoint skills. Experience with MS Power BI a plus.
  • Excellent problem-solving skills.
  • Must demonstrate strong ethics in interpersonal relations and work as an effective, collaborative team member to produce high-quality results.
