About the position

As a Senior Manager of Market Intelligence and Strategy at Taylor Morrison, you will play a pivotal role in the local leadership team, focusing on sourcing and analyzing data from both internal and external sources, as well as conducting competitive shops. Your primary objective will be to equip the Division's leaders with a comprehensive understanding of competitor dynamics, enabling them to respond effectively to market events, frame future strategies, and ultimately succeed in the competitive landscape. You will be responsible for developing and delivering insightful analyses and reliable forecasts regarding pricing, pace, and competitor intelligence, which will inform the strategic choices of the Division, including recommendations on existing communities and future land opportunities. In this role, you will frequently collaborate with senior leaders, including the Division President, and work closely with various departments on community design, product development, home specifications, and marketing communications. Your contributions will be essential in continuously improving the team's performance by researching and implementing innovative ideas, tools, and processes. You will also engage in regular fieldwork, conducting competitive evaluations and gathering frontline intelligence on market shifts and consumer preferences. This hands-on approach will allow you to troubleshoot problematic communities and identify drivers of success that can be replicated across the Division. Your responsibilities will include evaluating and recommending changes to community positioning based on monthly Competitive Market Assessments (CMA), conducting primary research through focus groups and surveys, and communicating findings and recommendations to the Division President and Operations team. You will also be tasked with developing strategic plans, identifying consumer group opportunities, and assessing macro market data to communicate implications effectively. Your ability to synthesize complex data into clear visual outputs, such as charts and graphs, will be crucial in conveying key findings to stakeholders. Additionally, you will support the completion of the Corporate Workbook and share best practices both locally and nationally with Market Intelligence & Strategy counterparts.

Responsibilities

  • Evaluate and recommend changes on existing community positioning based on market analysis.
  • Review monthly Competitive Market Assessments (CMA) for each community and propose price and/or product changes.
  • Conduct regular fieldwork to gather intelligence on market shifts and consumer preferences.
  • Perform primary research including focus groups and surveys to inform product positioning.
  • Complete resale analysis and discuss findings with the Division President and Ops team.
  • Assist in new product development by providing consumer feedback and insights.
  • Source data and create visual outputs to communicate findings effectively.
  • Identify consumer group sizes and changes, submarkets, and competitive supply to identify opportunities.
  • Communicate key findings in written and verbal form to stakeholders.
  • Support the completion of the Corporate Workbook and assist in strategic plan presentations.

Requirements

  • Minimum Bachelor's degree in Business, Real Estate, or a quantitative field required; MBA or equivalent industry experience preferred.
  • 6+ years of experience in site selection, competitive assessments, and/or market evaluations in homebuilding or a similar industry.
  • Strong qualitative and quantitative research skills, including leading focus groups and compiling data into logical formats.
  • Experience with system software such as SPSS, CVENT, or similar tools.
  • Very strong written and verbal communication skills.
  • Experience with housing database tools such as Zonda, Metra Study, or Handley Wood preferred.
  • Local market knowledge is preferred.
  • Highly proficient in Excel, Word, and PowerPoint.
  • Statistical analysis skills preferred.
  • Understanding of financial statements preferred.

Nice-to-haves

  • Experience in a leadership role within the homebuilding industry.
  • Familiarity with advanced data visualization tools.
  • Knowledge of consumer behavior analysis techniques.
