About the position

Regal Rexnord is seeking a Senior Manager of Real Estate to play a crucial role in the company's growth by managing a portfolio of over 200 owned and leased sites. This position involves collaborating with organizational leaders to develop and execute both short and long-term real estate strategies, including site selection, financial modeling, and managing relationships with various stakeholders.

Responsibilities

• Manage a Real Estate portfolio consisting of over 200 owned/leased sites.
• Identify new locations in key geographic regions for Regal Rexnord.
• Oversee relocations, renewals, closures, and disposition of excess/idle properties.
• Conduct market and field research for site selection.
• Perform financial pro forma modeling to calculate IRR's and NPV's.
• Handle construction and legal processes required for lease approvals.
• Manage relationships with brokers and landlords.
• Conduct ad hoc analysis and reporting as needed.
• Communicate effectively with internal stakeholders and external partners.
• Prepare and deliver business cases supporting real estate strategies.
• Identify potential areas of risk within the real estate portfolio and develop mitigation options.
• Initiate project scope definition and prioritize assignments.
• Negotiate lease provisions and finalize lease documents.
• Coordinate market tours and present recommended deals to relevant teams.

Requirements

• Proven experience in corporate real estate management.
• Strong negotiation skills for lease and property transactions.
• Ability to conduct financial modeling and analysis.
• Excellent communication and relationship management skills.
• Knowledge of corporate real estate best practices.
