About the position

The Senior Portfolio Manager for Commercial Real Estate Credit Delivery at Truist is responsible for conducting comprehensive financial analysis, risk assessment, and credit structure recommendations for Commercial Real Estate clients and prospects. This role emphasizes prudent underwriting and effective credit and risk administration, ensuring adherence to credit policies and requirements. The position involves detailed financial analysis and modeling, risk evaluation, ongoing portfolio maintenance activities, and client support. The manager will supplement their analysis with research and evaluations from various sources to develop a thorough assessment of client, competitor, property segment, market, and industry risks and trends. Collaboration with the deal team is essential to maintain data integrity and identify emerging trends and risks within the existing portfolio. In addition to analytical responsibilities, the Senior Portfolio Manager will mentor and coach team members, applying a comprehensive knowledge of national project secured, portfolio secured, and unsecured lending. This includes a deep understanding of all Commercial Real Estate (CRE) asset classes and a working knowledge of national and international capital markets, including institutional investment strategies. Building and maintaining constructive relationships with Central Credit, Relationship Managers, Portfolio Managers, and Wholesale CRE cross-functional leadership is crucial. The manager will maintain a comprehensive knowledge of the assigned portfolio and be responsible for operational and credit risk management. The essential duties include leading the diligence and underwriting documentation of complex credit relationships, ensuring loan agreements align with approval documents, analyzing financial statements and projections, and providing oversight of credit relationship performance. The manager will be accountable for managing the assigned portfolio, ensuring all Credit Process Metrics are within prescribed tolerances, and identifying and addressing potential issues. They will also serve as a client and internal point of contact, facilitating strong communication and collaboration across servicing and functional teams to maintain executional excellence. Additionally, the role involves mentoring and coaching Analysts and Associates, overseeing underwriting and deal processing, and making decisions on non-material borrower requests and loan amendments.

Responsibilities

  • Lead the diligence and underwriting documentation of complex credit relationships.
  • Prepare and discuss credit presentations with Credit Officer and other final approvers.
  • Ensure loan agreements comply with approval documents and address potential issues in consultation with Relationship Managers.
  • Analyze financial statements and document client performance, including identified risks and mitigants.
  • Provide oversight of credit relationship performance and monitor overall portfolio management.
  • Accountable for managing assigned portfolio performance and trends.
  • Ensure all Credit Process Metrics are within prescribed tolerances and manage compliance requirements.
  • Identify issues within the portfolio and follow through for remediation.
  • Manage the pipeline of assigned portfolio to ensure timely completion of requests and client needs are met.
  • Serve as a client and internal point of contact for the assigned portfolio, including site visits.
  • Facilitate strong communication and collaboration across servicing and functional teams.
  • Make decisions on non-material borrower requests, loan amendments, and annual reviews within authority levels.
  • Mentor and coach Analysts, Associates, and teammates in underwriting and deal processing.

Requirements

  • Bachelor's degree in Finance, Accounting, Economics, or Business, or equivalent combination of education and work experience.
  • Excellent verbal and written communication skills.
  • Demonstrated proficiency in Microsoft Office software products.
  • Strong analytical and problem-solving skills.
  • Knowledge of credit principles.
  • Ability to handle multiple priorities under time constraints.
  • Demonstrated success working in a collaborative team environment.

Nice-to-haves

  • 10+ years of portfolio management and client relationship experience.
  • Intermediate knowledge of ARGUS software and use of 3rd party Real Estate Data Sources (CoStar, REIS, Axiometrics).
  • Completion of commercial associate program or equivalent experience; or MBA in Accounting or Finance or related field; or equivalent combination of education and experience.
  • Experience conducting periodic reviews/audits of loans within the loan portfolio.
  • Demonstrated ability to assess the effectiveness of quality assurance processes and identify areas for improvement.
  • Ability to troubleshoot and resolve issues effectively.
