About the position

The Senior Project Accountant - Revenue & Arrears Analyst at New Destiny Housing Corporation plays a crucial role in managing tenants and subsidy receivables across multiple properties. This position is responsible for revenue recognition, cash receipts, and generating reports related to arrears, ensuring accurate financial management in alignment with the organization's mission to support low-income families and individuals affected by domestic violence and homelessness.

Responsibilities

  • Confirm monthly rent information in Rent Manager with the property management team.
  • Record monthly revenue, vacancy losses, concessions, and miscellaneous income.
  • Organize lease agreements and tenant ledgers for audit readiness.
  • Ensure receivables are correctly recorded into different categories in Rent Manager.
  • Assist fiscal team members with applicable subsidy billing.
  • Deposit rent checks weekly and reconcile transactions with Rent Manager.
  • Communicate discrepancies in cash receipts with the property management team.
  • Provide monthly arrears information to management and property management team.
  • Perform annual revenue and collection forecasts with the property management team.
  • Conduct quarterly actual vs budget revenue fluctuation analysis and present findings to management.
  • Generate monthly tenant receivable and subsidy receivable aging reports.
  • Assist the Project Accountant with monthly bank reconciliation.
  • Provide requested information to auditors regarding the revenue and collection cycle.
  • Assist CFO and Controller during audits.

Requirements

  • Bachelor's or master's degree in accounting, finance, or related field required; CPA preferred.
  • Minimum 5 years of progressive accounting experience required.
  • At least 3 years of experience in property management or real estate industry required, with a preference for multi-family and affordable housing experience.
  • Experience with property management and bookkeeping software such as Rent Manager, Buildium, Yardi Breeze, and QuickBooks preferred.
  • Experience with rent subsidies such as Section 8, NYCHA, and ESSHI preferred.
  • Experience working with auditors to prepare year-end reporting packages preferred.
  • Proficiency in Excel and other MS Suite programs, particularly in large data sorting, grouping, and filtering.
