About the position

The Senior Project Manager for the Retail Portfolio at Turner & Townsend is responsible for managing a portfolio of projects within the Americas, ensuring the successful execution of capital investment plans. This role involves overseeing project governance, stakeholder communication, and the fulfillment of strategic objectives, while maintaining alignment with global processes and standards.

Responsibilities

  • Develop and approve the strategic business case for all projects within execution and delivery scope.
  • Define and fulfill benefits, objectives, and success criteria aligned to the approved strategic business case.
  • Gather, record, and agree on execution and delivery scope requirements documented in an overall program charter or execution plan.
  • Analyze, prioritize, and control projects and programs in line with strategic objectives and organizational capacity.
  • Produce collateral that supports key decision-making related to program and project prioritization.
  • Manage the intake process and adoption of new projects as part of the strategic business case or capital investment plan.
  • Identify strategic portfolio and program stakeholders, maintain communication, and influence stakeholder involvement.
  • Influence the use of defined processes and procedures by execution teams during project delivery phases.
  • Gather design requirements from clients and stakeholders and document them in a project-specific brief.
  • Manage day-to-day stakeholder interfaces to ensure projects are delivered on time, within budget, and to quality targets.
  • Obtain all project funding required prior to initiating capital works aligned to governance structure.
  • Coordinate submission and obtain planning consents, permits, and authorizations systematically.
  • Develop a contracting strategy that motivates performance and assures delivery of required outcomes.
  • Manage procurement approaches objectively, leveraging data for pre-qualification, tender, and evaluation processes.
  • Ensure obligations within contracts are delivered in a planned and organized manner.
  • Manage a detailed control schedule developed in accordance with a master schedule.
  • Monitor connected project risks and opportunities and assess their cost and schedule impact.
  • Manage the identification and implementation of mitigation plans for critical risks and opportunities.
  • Oversee the process for handing projects over to operational teams effectively.
  • Manage the efficient closeout of projects, including analysis of outturn cost, schedule, and lessons learned for future projects.
  • Identify and implement strategic and program improvement initiatives, lessons learned, and best practices.

Requirements

  • Bachelor's degree in construction management, engineering, project management, or a related technical field.
  • Proven record of successfully implementing processes and procedures on construction projects or programs.
  • Experience managing a program of connected projects with a collective value of $50M to $100M.
  • Competent user of data management software and systems for data management, analytics, and quality assurance.
  • Self-motivated and dependable with the ability to prioritize workload and be organizationally astute.
  • Experience communicating and managing with multiple internal and external stakeholders such as design teams, client corporate real estate teams, and contractors.
  • Ability to successfully complete and present program reports to clients, articulating progress, change, key risks, issues, and critical factors concisely.
  • Ability to work in an agile manner with stakeholders in a dispersed multi-disciplined environment, contributing to teamwork and partnership.
  • Excellent oral, written, and presentation skills, with the ability to develop and communicate a clear vision and direction.
  • Articulate leader with business insight to balance commercial objectives against program compliance requirements.
  • Ability to lead a team to set up, mobilize, and deliver a capital investment plan or pipeline of connected projects.
  • Demonstrable senior program or project management experience of complex multifaceted projects, including design management and performance management of contracts.
