About the position

The Senior Property Manager at Aurora Luxury Apartments is responsible for overseeing the daily operations of a property with over 200 units. This role requires a strong focus on optimizing financial performance by analyzing business needs and effectively resolving challenges that arise. The Senior Property Manager will ensure that the property operates within its monthly and annual budget while maintaining a secure and organized office environment. Safety is a priority, and the manager must identify unsafe conditions and take immediate action to rectify them. Daily responsibilities include hosting huddles with direct reports and the entire team to ensure clear communication and accountability. The Senior Property Manager will work closely with the Senior Maintenance Supervisor to ensure resident satisfaction and with the Assistant Manager to optimize occupancy and lease renewals. Regular audits of lease files will be conducted to maintain compliance and accuracy. The role also involves onboarding and training staff, ensuring that all team members adhere to KPG's policies and procedures, and providing updates to the Regional Manager regarding property operations. In terms of staffing, the Senior Property Manager will be responsible for hiring, managing performance, and addressing employee relations issues. Mentoring and ongoing training for direct reports, especially new hires, is essential. The manager will also oversee the completion of Quality Assurance Programs (QAPs) and annual performance reviews for their team. Budget management is a critical aspect of this role, requiring the Senior Property Manager to monitor, plan, and approve expenditures to ensure compliance with the budget. The manager will also evaluate recommendations for capital expenditures and ensure the appropriate use of corporate vendors. Overall, this position demands strong leadership, financial acumen, and a commitment to maintaining high standards of property management.

Responsibilities

  • Manage a property with a minimum of 200 units.
  • Oversee a team of at least 4 staff members.
  • Ensure the property operates within its monthly and annual budget.
  • Maintain an organized and secure office environment.
  • Identify and address unsafe acts and conditions to ensure a safe working environment.
  • Conduct daily huddles with direct reports and weekly huddles with all team members.
  • Hold the Senior Maintenance Supervisor accountable for resident satisfaction.
  • Work with the Assistant Manager to optimize occupancy and lease renewals.
  • Conduct regular lease file audits to ensure compliance.
  • Provide onboarding and ongoing training for staff as assigned.
  • Communicate effectively with the Regional Manager regarding property operations.
  • Motivate and develop staff to ensure high performance.
  • Ensure all staff members adhere to KPG's policies and procedures.
  • Hire staff and manage performance, addressing employee relation issues as needed.
  • Review and approve time cards for direct reports.
  • Monitor, plan, and approve expenditures in compliance with the budget.
  • Evaluate recommendations for capital expenditures and ensure appropriate vendor use.

Requirements

  • Proven experience in property management, preferably with large residential properties.
  • Strong leadership skills with the ability to manage and develop a team.
  • Excellent communication skills, both verbal and written.
  • Ability to analyze financial data and make informed decisions.
  • Knowledge of budgeting and financial management in property operations.
  • Experience in conducting audits and ensuring compliance with policies and procedures.
