About the position

The Senior Property Manager is responsible for overseeing a significant portfolio of properties and managing the Property Management staff. This role serves as a key point of contact for third-party relationships and is essential in ensuring the effective management of property operations. The Senior Property Manager will provide overall leadership in property management by developing and interpreting policies and programs, coordinating information flow, and implementing property management strategies. In this position, the Senior Property Manager will direct and coordinate all functional responsibilities related to property management. This includes tracking budget variances, overseeing the billing process, and ensuring the smooth recovery of funds. The role also involves monitoring cash flow and cash requirements in collaboration with the Property Manager to ensure efficient cash utilization. The Senior Property Manager will oversee the preparation of reports, annual budgets, and other necessary documents for property owners, ensuring compliance with management agreements. Additionally, the Senior Property Manager will maintain relationships with third-party owners, ensuring total contract compliance and accurate reporting. Resolving tenant relations issues to ensure satisfaction is a critical aspect of this role. Regular property inspections will be conducted, and the Senior Property Manager will oversee construction projects in collaboration with the Construction Manager, including approving contracts and invoices. Compliance with Property Management Policies and Procedures, as well as relevant codes and regulations, is essential to this position.

Responsibilities

  • Direct, coordinate, and exercise functional responsibility for property management business
  • Provide overall property management leadership through the development and interpretation of policies and programs
  • Provide direction and leadership to Property Management staff, promoting reasonable career paths
  • Track budget variances and ensure smooth recovery process
  • Oversee the billing process including payment of invoices and disbursement of funds
  • Monitor cash flow and cash requirements in conjunction with Property Manager
  • Oversee preparation of reports, annual budget, and other documents for owner
  • Support prompt collection of management fees and reimbursements to overhead
  • Maintain interface with third-party owners, ensuring total contract compliance
  • Resolve tenant relations issues to ensure their satisfaction
  • Perform regular property inspections with staff
  • Oversee construction projects with Construction Manager, including approving construction contract and invoices
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives

Requirements

  • Bachelor's Degree in Business Administration or related discipline preferred
  • 5+ years of real estate property management or related experience
  • CPM, RPA, or CSM designation
  • Possess real estate license
  • Strong knowledge of finance and building operations
  • Proven experience in management, evaluation, development, and motivation of subordinates
  • Ability to effectively manage a team of professionals, including both employees and vendors
  • Previous experience in analyzing and negotiating commercial lease and/or contract language
  • Advanced knowledge of Microsoft Office Suite
