About the position

The Sr. Manager of Vertical Preconstruction at Lifestyle Construction Services, LLC is responsible for overseeing strategies, processes, and best practices in project planning, estimating, and bidding for vertical construction projects. This role involves leading a team to deliver accurate cost estimates and strategic pricing for various luxury developments, ensuring project success through effective risk management and subcontractor negotiations.

Responsibilities

• Support and administer strategies for successful project planning, estimating, and bidding activities for vertical construction projects.
• Lead preconstruction estimating and project planning to provide best-in-class estimates for luxury rental apartments, restaurants, fitness centers, and retail spaces.
• Command multiple functions of the vertical preconstruction phase, including conceptual and detailed estimating, constructability analysis, and value engineering.
• Prepare and analyze cost models during the Design Development and bidding period.
• Ensure estimates are accurate, complete, and reflect actual project requirements, including general conditions.
• Identify and mitigate risks related to supply chain disruptions, price fluctuations, and quality issues.
• Develop, negotiate, and approve contracts for contractors and subcontractors needed for project work.
• Conduct quarterly project reviews to verify estimates against project status and meet with site teams.
• Stay current on changes and trends in vertical construction methods and materials.
• Provide innovative solutions to complex issues related to cost and materials.
• Support and develop a team focused on estimating, planning, and monitoring key vertical construction projects.
• Make subcontractor award recommendations and negotiate finalization of subcontracts.
• Facilitate value engineering sessions with project and design teams.
• Complete other projects as directed by senior leadership.

Requirements

• Proven experience in a senior-level preconstruction role with a track record of delivering complex vertical construction projects.
• In-depth knowledge of preconstruction processes, including project planning, estimating, and bid management.
• Strong understanding of construction contracts, regulations, codes, and standards.
• Proficiency in construction estimating software and project management tools, including advanced skills in MS Office and Excel.
• Excellent leadership and management skills with the ability to motivate cross-functional teams.
• Understanding of financial and non-financial performance drivers.
• Uncompromising integrity and ethics; must be highly trustworthy.
• Ability to work effectively with other Lifestyle companies and maintain a teamwork approach.
