The Senior Regional Portfolio Manager will manage a team of Regional Portfolio Managers (RPMs) and ensure that all properties under their supervision meet performance standards and comply with regulatory requirements related to affordable housing programs. This role is essential for maintaining the quality and efficiency of property management operations, ensuring that all communities are not only compliant but also thriving in terms of occupancy and resident satisfaction. In this role, the Senior Regional Portfolio Manager will be expected to engage in proactive communication with the Regional Vice President (RVP) regarding any challenges or issues that arise within the portfolio. This includes developing strategies to mitigate potential risks and enhance the performance of the communities. The position also involves a significant amount of reporting, including financial variances, market analysis, and budget forecasting, which will be presented to owners and executive teams. The ideal candidate will have a strong ability to mentor and lead property teams, fostering a collaborative environment that encourages professional growth and development. The Senior Regional Portfolio Manager will spend approximately 75% of their time on-site, conducting weekly visits to the properties to ensure that they are operating smoothly and to provide hands-on support to the RPMs. This role requires a high level of comfort in public speaking and group presentations, as well as strong writing skills for reporting purposes. The successful candidate will also have experience in acquisition and disposition, as well as third-party management, which are critical for the ongoing success of the portfolio.

Responsibilities

  • Oversee the operation of all apartment communities under assigned RPMs.
  • Ensure compliance with regulatory and governmental requirements related to affordable housing programs.
  • Manage and mentor a team of Regional Portfolio Managers (RPMs).
  • Communicate challenges and issues to the RVP and develop strategies to mitigate risks.
  • Prepare and present reports on budgets, financial variances, and market analysis to owners and executive teams.
  • Conduct weekly visits to properties, spending 75% of time on-site.
  • Engage with property teams to foster a collaborative and supportive work environment.
  • Hire, train, and monitor staff performance within the portfolio.
  • Support operational teams and collaborate with various departments to meet property goals.

Requirements

  • Bachelor's degree or five to seven years of qualifying affordable property management experience required.
  • 5+ years as a regional manager in affordable multi-family property management.
  • Experience in lease-up of affordable properties.
  • Active California Real Estate License is required.
  • Experience with Real Page or Yardi Budget Template is a plus.
  • Strong proficiency in Microsoft Outlook, Excel, Word, PowerPoint, and Teams or Zoom.
  • Experience in acquisition and disposition of properties.
  • 3rd Party / Fee Management experience is essential.
  • Ability to meet reporting deadlines and manage multiple priorities.

Nice-to-haves

  • CPM designation is a plus but not required.
  • Experience in public speaking and group presentations.
  • Strong critical writing skills for reporting.
