About the position

The Senior Site Acquisition Manager (SAM) for America is a key role within the CO+I (Cloud + Innovation) Site Acquisition and Portfolio Team, responsible for leading the acquisition of data center space and related infrastructure to support Cloud and AI growth. This position involves performing market research, developing acquisition opportunities, negotiating commercial terms, and constructing complex lease agreements. The SAM will collaborate closely with various internal teams and stakeholders to ensure successful project execution and alignment with business objectives.

Responsibilities

  • Perform market research and analytics on targeted metro areas and regions to support acquisition strategies.
  • Manage and support new colocation leases and extensions, as well as lease renewals.
  • Drive lease execution from demand signal to 'go-live' date, ensuring performance metrics are met.
  • Coordinate with internal team members, consultants, vendors, and external stakeholders on multiple lease projects.
  • Lead cross-functional teams to evaluate, negotiate, and recommend leases for approval.
  • Develop high-quality metro strategies based on market support, time-to-market, and cost efficiencies.
  • Work with internal Corporate & Legal Affairs personnel to drive executable lease documents.
  • Conduct Total Cost of Ownership (TCO) analysis to recommend the most favorable strategies for assigned metros.

Requirements

  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 5+ years of relevant experience OR 7+ years of equivalent experience.
  • Experience with high-performance computing data center deployment.
  • Proven experience in leading complex negotiations, contract formation, and contract negotiation.

Nice-to-haves

  • 5+ years in data center lease agreements, site selection for industrial-scale projects, real estate evaluation, acquisition, development, and construction.
  • General background in real estate development and land acquisition, with an understanding of local laws and permitting.
  • Understanding of hybrid real estate solutions such as Build-to-suit, Retail, and Wholesale lease.
