About the position

The Senior Real Estate Manager at McDonald's will play a crucial role in the Restaurant Development Department, focusing on optimizing the real estate portfolio to enhance customer experience and maximize profits. This position involves strategic planning, site selection, and collaboration with various stakeholders to ensure successful new store growth and development.

Responsibilities

  • Fosters the Team approach to Development within the region.
  • Develop, maintain, and execute a comprehensive, strategic market plan for a defined territory and manage aggressive new store growth goals.
  • Manage a defined territory that includes maintaining strong market knowledge and understanding of coverage gaps, opportunities, trends, projected home/work/shop growth, competition, and other factors contributing to knowledgeable real estate decisions.
  • Manage a team of Area Real Estate Managers to identify potential sites for new restaurant development.
  • Identify and acquire real estate for freestanding locations, requiring effective negotiation skills and a strong network of brokers, developers, and other industry contacts.
  • Negotiate terms and conditions of real estate agreements (up to the executed LOI) and partner with the Real Estate Transaction Manager to optimize site development and internal approval processes.
  • Provide effective consulting and maintain effective working relationships with National & Regional leadership, Owner Operators, other McDonald departments, alliance partners, and other outside organizations.
  • Communicate and implement corporate policies and procedures.
  • Collaborate with key customers to create, maintain, and update the 3 Year Strategic Plan.
  • Gather and analyze information on the potential of the market and each restaurant in the assigned geographical area for Vision Planning.
  • Assist with the presentation of site packages to management for approval.
  • Coordinate the presentation of development opportunities to Owner Operators/McOpCo.
  • Align goals and objectives with the Department, Regional, and Corporate strategies.
  • Partner with the Area Construction Manager to prioritize development opportunities to ensure best use of capital within the region.
  • Create and execute the development plan to meet portfolio returns and goals of the Development Team.
  • Ensure best location/best value for all real estate acquisitions.

Requirements

  • 5-7 years of Commercial Real Estate experience working with a prominent Quick-Service-Restaurant background in site selection and unit acquisition.
  • Solid negotiation skills and the ability to read and understand legal documents.
  • Ability to work in a fast-paced environment and adjust quickly to change; experience in a multi-functional matrix organization is an asset.
  • Ability to lead a high-performing team of Real Estate Professionals.
  • Excellent written, oral, interpersonal, and presentation skills to effectively interface with management, staff, and external partners.
  • Critical thinking and innovative problem-solving skills, with the ability to escalate when assistance is needed in a timely manner.
  • Organized project management experience with the ability to make critical decisions to execute project activities.
  • Detail-oriented with the ability to work independently and collaboratively in a team context.
  • Advanced skills in Microsoft Word, Excel, and PowerPoint.
