About the position

The Service Manager is responsible for overseeing the mechanical and maintenance repair operations of community buildings and systems. This role involves assigning work orders, ensuring quality maintenance, and managing the maintenance staff to maintain a safe and efficient living environment for residents.

Responsibilities

  • Develop and implement planned maintenance schedules for Community Manager's review and approval.
  • Conduct daily physical inspections of the community to detect potential problems.
  • Organize schedules and supervise maintenance staff activities, assigning tasks as needed.
  • Maintain the maintenance schedule and ensure adequate staffing for all tasks and on-call duties.
  • Ensure cleanliness and functionality of pools, fountains, and amenity areas.
  • Maintain inventory of needed repair parts and stock items, ensuring tools and equipment are properly maintained.
  • Perform routine maintenance and turnover work, directing major maintenance tasks as necessary.
  • Review work orders and prepare monthly maintenance reports.
  • Participate in the VIP renewal system and conduct service follow-up calls to residents for satisfaction assurance.
  • Assist with performance evaluations of subordinates and manage contracted services.
  • Conduct routine inspections to ensure work quality and safety compliance.
  • Present a professional image and maintain courteous interactions with residents and customers.

Requirements

  • Mechanical experience and aptitude in electrical, HVAC, plumbing, and appliance repair at a supervisory level.
  • Good managerial skills, including team management and motivation.
  • Strong communication skills, including negotiation with vendors.
  • Ability to read and interpret blueprints and specifications.
  • Sound judgment and decision-making skills.
  • Working knowledge of tools and equipment used in mechanical trades.
  • Completion of specialized courses in HVAC, electrical systems, energy conservation, and blueprint reading.
  • Willingness to be on call and carry a cell phone.
  • Physical capability to stand, walk, reach, bend, stoop, climb ladders, and lift heavy objects up to 75 lbs.
  • Valid Driver's License and reliable transportation.
  • CFC certification.

Nice-to-haves

  • 3 years of experience in apartment maintenance preferred.
  • High school diploma or equivalent preferred.
