About the position

The Service Manager at Allied Orion Group is responsible for overseeing the physical property and maintenance operations of an apartment community. This role involves managing maintenance staff, ensuring timely repairs, and coordinating preventative maintenance and rehabilitation projects. The Service Manager must demonstrate a proactive attitude and be available for various maintenance tasks, including groundskeeping and pool duties as needed.

Responsibilities

  • Supervise, train, and schedule maintenance activities for the apartment community and maintenance staff.
  • Coordinate, schedule, and respond to resident and management requests and work orders for occupied units.
  • Prepare vacant apartment units for move-in by coordinating and scheduling necessary tasks.
  • Identify and correct hazardous property conditions to mitigate liability risks.
  • Order supplies and manage the maintenance budget effectively.
  • Perform preventative maintenance on equipment and units.

Requirements

  • High school diploma or equivalent.
  • Five years of multi-family experience or equivalent combination of education, training, and experience.
  • EPA Refrigeration Certification required.
  • OSHA Certified Pool Operator required.
  • Proficiency in Microsoft Office and property management software.
  • Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, and electrical repair.

Nice-to-haves

  • Experience in compressor diagnosis, fire sprinklers, and irrigation systems preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
