About the position

Our national multi-family management company seeks an experienced Service Manager with a "Whatever it Takes" attitude to be responsible for overseeing the physical property, general maintenance repairs, and apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The Maintenance Supervisor oversees the maintenance staff and leads by example and must be available to handle groundskeeping and/or pool duties, as needed. Along with the Community Manager, the Service Manager is responsible for overseeing the physical property, general maintenance repairs, and apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The Maintenance Supervisor oversees the maintenance staff and leads by example and must be available to handle groundskeeping and/or pool duties, as needed. Under the direction of the Community Manager, the Service Manager supervises, trains, and schedules maintenance activities for the apartment community and maintenance staff. This role requires coordination and scheduling of resident/management requests and work orders for occupied units, as well as preparing vacant apartment units for move-in. The Service Manager is also responsible for coordinating and scheduling appropriate safety and skills training for maintenance employees, identifying and correcting hazardous property conditions, ordering supplies, and managing the maintenance budget. Additionally, the Service Manager will coordinate, schedule, and perform preventative maintenance on equipment and units, ensuring that all maintenance tasks are completed efficiently and effectively.

Responsibilities

  • Supervise, train, and schedule maintenance activities for the apartment community and maintenance staff.
  • Coordinate, schedule, and respond to resident/management requests and work orders for occupied units.
  • Prepare vacant apartment units for move-in.
  • Coordinate and schedule safety and skills training for maintenance employees.
  • Identify and correct hazardous property conditions.
  • Order supplies and manage the maintenance budget.
  • Perform preventative maintenance on equipment and units.

Requirements

  • High school diploma or equivalent.
  • Five years of multi-family experience or equivalent combination of education, training, and experience.
  • Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, and electrical repair.
  • Proficiency in using property management software(s) and Microsoft Office.
  • Basic knowledge of OSHA Requirements and Local, City and State Ordinances.
  • EPA Section 608 (HVAC/Freon Recovery certification) required.
  • Training in boiler repair, plumbing, and mold detection/resolution required.

Nice-to-haves

  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Certified Pool Operator (CPO) required.
  • Experience in compressor diagnosis, fire sprinklers, and irrigation systems preferred.
