About the position

The Service Manager at Arlington Properties is responsible for leading the maintenance team, ensuring that all maintenance tasks are performed to company standards. This role involves hands-on maintenance of the community, including inspections, repairs, and general upkeep of apartments and common areas. The Service Manager also coordinates with vendors and contractors, oversees maintenance staff training, and ensures compliance with Fair Housing laws.

Responsibilities

  • Act as a team leader for the maintenance staff, delegating and supervising work.
  • Ensure maintenance staff meets Arlington Properties standards and service requests are handled efficiently.
  • Train and supervise community maintenance staff, including involvement in hiring and performance reviews.
  • Handle disciplinary issues and employee relations under the direction of the Community Manager.
  • Conduct community inspections and submit status reports to the Community Manager.
  • Adhere to operating and capital expense budgets, recommending repairs or replacements as needed.
  • Perform preventive maintenance on mechanical equipment such as HVAC and plumbing systems.
  • Carry out essential maintenance functions including electrical installations and appliance repairs.
  • Order and control maintenance inventory.
  • Maintain grounds and common areas in good working order.
  • Assist in monitoring capital improvement or construction projects as required.
  • Communicate professionally with residents, colleagues, vendors, and supervisors.

Requirements

  • High school diploma or equivalent required.
  • Minimum of three years of hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
  • Supervisory experience preferred.
  • Excellent communication and interpersonal skills required.
  • Ability to pass pre-employment screenings and possess a valid driver's license.

Nice-to-haves

  • Experience in property management maintenance is a plus.
  • Knowledge of Fair Housing laws and standards.
