About the position

The Service Manager plays a crucial role in overseeing the maintenance operations within a property management context. This position involves leading a team of maintenance staff, ensuring that all maintenance tasks are performed to high standards, and maintaining effective communication with both the community manager and external vendors. The Service Manager is responsible for the hands-on maintenance of the community, ensuring that all areas are well-maintained and that service requests are handled efficiently.

Responsibilities

  • Act as a team leader for the maintenance staff, delegating and supervising their work.
  • Ensure maintenance staff performs to company standards and that vacant units are market ready.
  • Train and supervise community maintenance staff, including involvement in hiring and performance reviews.
  • Handle disciplinary problems and employee relations issues under the direction of the Community Manager.
  • Complete community inspections and submit status reports to the Community Manager.
  • Adhere to operating and capital expense budgets, recommending repairs or replacements as necessary.
  • Perform preventive maintenance on mechanical equipment, including HVAC and plumbing systems.
  • Carry out essential maintenance functions such as electrical installations and appliance repairs.
  • Order and control maintenance inventory, ensuring adequate supplies are available.
  • Maintain grounds and common areas in good working order, working alongside general maintenance staff.
  • Monitor capital improvement and construction projects as required.
  • Understand and comply with Fair Housing laws and standards.
  • Coordinate and communicate with vendors and contractors as directed.

Requirements

  • High school diploma or equivalent required.
  • Minimum of three years of verifiable hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
  • Supervisory experience preferred.
  • Excellent communication and interpersonal skills required.
  • Ability to pass preemployment screenings and possess a valid driver's license.
