About the position

The Service Supervisor - Multifamily at Hines is responsible for overseeing and coordinating all mechanical and technical support for the property, ensuring it meets the company's standards for appearance, safety, cleanliness, and functionality. This role involves managing work orders, maintaining property standards, overseeing the make-ready process for new move-ins, and ensuring compliance with safety regulations. The supervisor will also manage budgets, lead a team, and participate in regional initiatives, all while maintaining a focus on operational efficiency and staff development.

Responsibilities

  • Manage the completion of all work orders generated from resident requests
  • Ensure routine upkeep on the property is checked and repaired or replaced while meeting safety standards
  • Establish and ensure standards for cleanliness and overall appearance of the property
  • Manage make-ready process for new move-ins, including inspections and scheduling contractors
  • Implement and oversee inventory control
  • Respond to questions from service members and residents, assigning work requests accordingly
  • Ensure safety information is current and enforce compliance with OSHA and safety laws
  • Prepare and manage the maintenance and capital expense budget for the property
  • Participate in regional and firm-wide initiatives and assignments
  • Participate in staff evaluation processes as needed
  • Operate, adjust, perform maintenance and repairs on mechanical, appliance, electrical, plumbing, and HVAC equipment
  • Comply with all policies, procedures, and safety regulations
  • Manage personnel overtime usage and approve time sheets
  • Provide staff with appropriate equipment, tools, and training
  • Provide leadership, hiring, counseling, terminations, training, and scheduling for direct reports
  • Adjust and operate fire alarm and life safety systems
  • Monitor and manage building energy use and maintain energy management programs
  • Order, stock, and establish inventory control of parts and supplies
  • Troubleshoot standard operations and repair problems with limited supervision
  • Complete all required training programs within required timeframes
  • Analyze mathematical data related to financial and operational decisions
  • Obtain required city and/or government licenses or permits as applicable

Requirements

  • Two or more years of property maintenance management or leadership experience in a related industry
  • Strong knowledge of plumbing, electrical, general carpentry, HVAC, and appliances
  • Appropriate EPA Certifications for refrigerant recycling
  • Proficient knowledge of Microsoft Office and other computer skills for work order programs
  • Proven ability to train and direct others
  • Driver's license to operate machinery in property
  • Excellent written, verbal, and customer service skills
  • Ability to lift 25 lbs. or more
  • Ability to climb up and down stairs and ladders
  • Ability to access remote work areas and confined spaces
  • Ability to use full range of manual dexterity
  • Ability to meet shift working requirements, including early mornings, late evenings, weekends, and holidays
  • Ability to work overtime as needed
  • Ability to work an on-call schedule
