About the position

The Service Technician at Middleburg Communities is responsible for maintaining the physical assets of the property, performing general maintenance, and ensuring apartments are market-ready. This role involves preventive maintenance, repairs, and customer service, all while adhering to safety policies and company values. The technician will work under the direction of the Service Manager and Property Manager, contributing to the overall quality and appeal of the apartment homes.

Responsibilities

  • Perform and document preventative maintenance on property assets.
  • Conduct inspections, repairs, and janitorial services according to assigned schedules.
  • Assist with apartment turns, ensuring they meet market-ready standards.
  • Manage inventory for repair and maintenance, including documentation of service requests.
  • Walk the property daily to assess curb appeal and safety issues, making recommendations for improvements.
  • Complete resident-requested repairs within a 24-hour timeframe and ensure excellent customer service.
  • Participate in safety meetings and adhere to safety policies and procedures.

Requirements

  • High school diploma or equivalent.
  • At least 2 years of experience in apartment maintenance or 3+ years in a related field.
  • Proficient in plumbing, painting, drywall, appliance repair, electrical work, and carpentry.
  • Basic computer skills in a Windows environment.
  • Excellent English communication skills, both verbal and written.

Nice-to-haves

  • CPO certification is strongly preferred.
  • Regulatory and environmental certifications such as lead, asbestos, and HVAC.
