The Site Acquisition Manager will foster relationships with various stakeholders, including HQ departments, community leaders, government officials, brokers, landlords, and vendors, ensuring that all interactions align with Dutch Bros' core values. This role requires a proactive approach to site acquisition, necessitating a blend of independent work and teamwork, outstanding organizational skills, and the ability to adapt to changing circumstances while meeting stringent deadlines. In this role, the Site Acquisition Manager will be tasked with securing sites that meet the company's growth goals each year, which includes signing leases, obtaining site approvals, and initiating plans. The manager will utilize GIS systems for demographic and modeling information to develop a comprehensive growth plan and maintain awareness of all site opportunities in the market areas. Negotiation skills are crucial, as the manager will negotiate Letters of Intent (LOIs) and assist in lease negotiations with the legal team, franchise partners, and landlords as needed. The position also involves completing Site Acceptance Packages for review by the Real Estate Committee and conducting field reviews of sites submitted by Franchisees and Operating Partners. Additionally, the Site Acquisition Manager will be responsible for opening new markets each year as directed by the Real Estate Committee. This includes maintaining a network of brokers to assist with site acquisition in target development markets and providing timely updates on the status of all development activities within the assigned territory. The role emphasizes the importance of fostering relationships with HQ departments and external partners to ensure smooth and successful store openings, while also closely interacting with architecture and design teams to keep development timelines on track.
