About the position

As a Site Acquisition Specialist, you will serve as the primary point of contact for a designated group of sites, overseeing all site development activities. This includes managing the leasing process, obtaining necessary permits, and navigating land use processing. Your role will involve driving vendors to secure jurisdictional approvals, which entails tracking and reviewing applications and presentations before governmental or architectural review boards. You will also coordinate closely with the engineering department to gather essential information for entitlement applications, such as RF Affidavits, propagation maps, and photo-simulations. In addition to these responsibilities, you will work collaboratively with various workgroups, including transport and construction teams, to ensure seamless coordination of site development activities. Drafting correspondence and business case justifications will be part of your duties, as well as managing all site documentation related to the acquisition process. You will be responsible for reviewing and approving site-specific documents to ensure they meet quality and completeness standards, while also ensuring that all regulatory requirements are met. Monitoring and tracking the progress of all open transactions will be crucial, as you will need to maintain accurate and current data in the database. Your role will also involve interfacing with landlords and governmental agencies, organizing, and prioritizing multiple competing projects to ensure timely completion of site acquisition tasks.

Responsibilities

Requirements

  • BS/BA degree or equivalent combination of education and experience.
  • Paralegal certificate, Urban Planning or Law degree.
  • Real Estate license.
  • Proficient use of Microsoft Office Suite (Word, Excel, PowerPoint, Visio) and Google G_Suite.
  • 2 or more years of telecommunications industry experience.
  • Previous experience with tower co-location applications and permitting.
  • Ability to understand zoning codes and real estate documents.
  • Ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawings.
