The Site Acquisition Specialist/Development Manager will play a crucial role in supporting the Development Team by managing various phases of the real estate development process. This position involves active participation in all aspects of development, including site selection, due diligence exploration, financial analysis, budgeting, contract negotiation, and development consultant management. The individual will be responsible for site acquisition, creating investment packages, coordinating the permitting process, executing construction documents, and managing general contractors. The ideal candidate should be prepared to significantly contribute to both current and pipeline development deals, ensuring a positive impact on projects. In this role, the Site Acquisition Specialist/Development Manager will focus heavily on identifying and assessing strategic opportunities through comprehensive market research, demographic studies, and competitive analysis. The responsibilities will include coordinating and participating in multifunctional teams to analyze existing market conditions, unit mix, property amenities, rental rates, and operational expenses. The candidate will also develop a matrix of key competitors, detailing property locations, specific amenities, and pricing in strategic markets and submarkets. Additionally, the role requires participation in the preparation of pre-development budgets and schedules for proposed projects, starting from land contract negotiations to obtaining entitlements and building permit approvals, leading up to the commencement of construction. The candidate will research all relevant financial assumptions for underwriting, including permitting fees, impact fees, and taxes. They will assist the Development Team in preparing and presenting investment packages and participate in consultant meetings throughout the pre-development and development stages, including taking and issuing meeting minutes when appropriate. Furthermore, the individual will engage in meetings with municipalities, neighborhood groups, design teams, and public hearings throughout the entitlement process.
