About the position

The Site Acquisition Project Manager at Network Building + Consulting will play a pivotal role in leading project teams through the complexities of telecommunications site development. This position requires a comprehensive understanding of the entire network development life cycle, from early-stage project planning to engineering and construction. The successful candidate will work closely with major wireless carriers, tower companies, fiber providers, and utility companies across the United States, ensuring that all phases of network development are executed efficiently and effectively. In this role, the Site Acquisition Project Manager will be responsible for both direct and indirect project management tasks. Direct responsibilities will include personnel management, project production, and reporting, while indirect responsibilities will involve supporting the internal management team with scope-of-work confirmations and financial management. The project manager will also be tasked with mentoring and training team members, employing advanced problem-solving skills, and utilizing analytics to enhance project outcomes. The position will focus on the development of new macro and small cell sites, modifications of existing telecommunications facilities, and other project types as required. The project manager will act as a liaison between Network Building + Consulting and clients, overseeing day-to-day operations, managing project schedules, and maintaining internal and client databases. Regular interaction with landlords, external vendors, and clients is expected, along with participation in internal and client status meetings to ensure project timelines are met and risks are managed effectively.

Responsibilities

  • Self-perform site acquisition tasks as the project dictates
  • Anticipate and identify problems with project scoping, lease terms, zoning requirements, construction issues, regulatory issues, and other factors that may render a candidate unusable or inhibit a project scope to be carried out
  • Act as a liaison between NB+C and the client regarding project status, project scope, and other project issues
  • Oversee the day-to-day operations of the site acquisition project team
  • Manage the project's support staff
  • Engage and direct inter-company divisions within the project parameters
  • Develop and maintain the project schedule
  • Maintain internal and client databases and project trackers as required within the project
  • Lead internal deployment meetings with other NB+C multi-disciplinary managers and team members to review project statuses and implement changes necessary to ensure timely completion
  • Attend and present during internal and client status meetings as required within the project
  • Represent NB+C in a professional manner when interacting with landlords, external vendors, and clients
  • Assess project risks and collaborate with management to alleviate such risks
  • Assist team members through shared knowledge, training, and mentorship associated with similar project responsibilities
  • Provide guidance, best practices, and lessons learned to the team
  • Conduct annual performance appraisals in Saba Cloud for the management staff and the project staff, including goal setting, career pathing, and ongoing feedback
  • Identify and correct project performance issues
  • Assist the NB+C manager with financial management and project budgets as needed
  • Interact with NB+C corporate services and other internal groups to provide project support and leadership, and troubleshoot issues.

Requirements

  • Bachelor's or Advanced Degree preferred
  • 8+ years' site acquisition experience in telecommunications site development
  • Proven track record of success on multiple telecommunications projects and multiple client settings
  • Professional and applicable understanding of project management principles
  • Practical knowledge of all telecommunications site development disciplines, including land use, RF, engineering, and construction management
  • Strong written and oral communications skills, including public speaking and presentation
  • Proficiency in Microsoft Office Suite
  • Ability to work efficiently and independently, multi-task, meet stringent deadlines and achieve project goals
  • Ability to share knowledge, provide training and mentorship
  • Detail-oriented and possess strong follow-through skills on the project schedule
  • Ability and willingness to travel locally
