About the position

The Site Maintenance position at Sunset Apartments involves performing various maintenance duties for residential units, ensuring the property is well-maintained and ready for inspections and new occupancy. The role requires providing exceptional service while assessing and repairing the property, and it reports directly to the Site Manager.

Responsibilities

• Perform basic repairs to appliances, fixtures, switches, outlets, and/or circuits.
• Perform light plumbing work, such as unclogging drains and replacing fittings.
• Conduct carpentry work including fitting doors, freeing windows, and interior/exterior painting.
• Replace damaged or broken glass, tile, carpet, window screens/blinds, garbage disposals, light fixtures, appliances, and locks.
• Report all maintenance and resident concerns immediately to the Site Manager.
• Respond to work orders and resident requests within 24 hours when possible.
• Keep accurate records for preventive maintenance activities, work order requests, and apartment renovations.
• Assist the Site Manager with move-in/move-out inspections and routine inspections required by regulatory agencies.
• Identify water and gas meter cut-offs, unit fixture cut-offs, and sewer clean-outs.
• Perform scheduled maintenance on equipment based on manufacturer operating manuals.
• Periodically inspect all units, buildings, and common areas, performing repairs and janitorial duties as needed.
• Ensure storage areas and entrances are locked and adequately lit.
• Participate in required training and follow safety policies and procedures.
• Maintain effective and professional interactions with residents, visitors, contractors, and the property management team.

Requirements

• High school diploma or GED.
• Electrical experience preferred.
• Trade school certification is a plus.
• Ability to bend, lift, climb stairs/ladders, and operate hand tools.
• Strong technical knowledge of building systems (electrical, heating, etc.).
• Valid Driver's license and acceptable driving record.
