About the position

Vantage Data Centers is seeking a skilled and strategic Site Selection Manager to oversee the identification and evaluation of new data center sites. This role is crucial in managing the end-to-end process of site selection, which includes conducting market analysis, performing site visits, executing due diligence, and engaging in negotiations. The Site Selection Manager will need to possess a strong understanding of real estate, infrastructure requirements, and the specific operational needs of data centers. The ideal candidate will have a proven track record in real estate development, strong analytical skills, and the ability to work cross-functionally to ensure successful site acquisition. The New Site Development team at Vantage drives the technology, innovation, and new development of data center infrastructure across the company's portfolio. This department evaluates new sites, manages costs and scheduling in alignment with corporate goals, and serves as subject matter experts throughout the project lifecycle from concept through commissioning. The team collaborates closely with Sales, Operations, and management, and works hand in hand with the Construction team to ensure that new and existing standards and designs are executed effectively. In this role, the Site Selection Manager will conduct comprehensive market research to identify potential locations for new data centers, taking into account factors such as power availability, connectivity, climate, and proximity to target markets. The position requires the ability to analyze real estate trends, assess infrastructure availability, and navigate local regulations to evaluate the feasibility of potential sites. The manager will also be responsible for performing detailed due diligence on selected sites, including environmental assessments and zoning compliance, and will develop financial models to assess the cost-effectiveness of potential sites, identifying and mitigating risks associated with site selection. Additionally, the Site Selection Manager will negotiate with property owners, brokers, and local authorities to secure optimal terms for land acquisition or lease agreements, collaborating with legal and finance teams to finalize contracts. The role involves ensuring compliance with all local, state, and federal regulations related to land use and data center construction, as well as preparing and presenting detailed reports on site selection progress. Continuous improvement of the site selection process is also a key responsibility, requiring the manager to stay updated with advancements in data center technology and infrastructure.

Responsibilities

  • Identify and mitigate risks associated with site selection, including regulatory challenges and environmental issues.
  • Negotiate with property owners, brokers, and local authorities to secure optimal terms for land acquisition or lease agreements.
  • Collaborate with legal and finance teams to finalize contracts and ensure compliance with company policies.
  • Work closely with internal teams, including engineering, construction, and operations, to ensure selected sites meet all technical and operational requirements.
  • Ensure compliance with all local, state, and federal regulations related to land use and data center construction.
  • Prepare and present detailed reports on site selection progress, including risk assessments and financial analysis.
  • Identify opportunities to improve the site selection process, leveraging industry best practices and emerging trends.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Engineering, or a related field is required.
  • A Master's degree is preferred.
  • Minimum of 5-7 years of experience in real estate development, site selection, or a related role, preferably within the data center or technology industry.
  • Proven experience in land acquisition, negotiation, and due diligence processes.
  • Strong understanding of real estate markets, infrastructure requirements, and regulatory compliance in the context of data center operations.
  • Excellent analytical, financial modeling, and problem-solving skills.
  • Strong negotiation and communication abilities, with a track record of successful deal closures.
  • Proficiency in geographic information systems (GIS), real estate databases, and Microsoft Office Suite.
  • Strategic thinker with the ability to balance short-term objectives with long-term goals.
  • Detail-oriented with strong organizational skills.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
