About the position

Infinity Management & Investments is a large property management company operating across multiple states. We are currently seeking a Site Superintendent in Kuna, ID, to oversee the management of a new 37-unit senior affordable housing property designated for residents aged 62 and older. This role involves managing the day-to-day operations of the property, which includes both office management and maintenance responsibilities. The position is part-time, requiring 30 hours of work per week, and offers a comprehensive benefits package that includes medical, dental, vision, life insurance, and a 401(k) plan. The Site Superintendent will be responsible for ensuring that all operations are conducted in compliance with company policies and relevant laws, including Fair Housing regulations and the Americans with Disabilities Act. Key financial responsibilities include overseeing rent collection, managing bank deposits, and handling evictions and utility cut-offs as necessary. The role also requires effective communication with vendors and contractors regarding work schedules and billing, ensuring that all maintenance and operational tasks are completed efficiently. In addition to financial oversight, the Site Superintendent will manage administrative tasks such as responding to emails and phone calls, maintaining lease files, and assisting with rental applications. Regular property inspections will be conducted to ensure compliance with local housing authority standards and to maintain the overall appearance of the property. The Superintendent will also be responsible for fostering positive relationships with residents and addressing any service requests or complaints in a timely manner. Maintenance duties include performing minor repairs, cleaning units for new move-ins, and ensuring the cleanliness of common areas. The Superintendent will also be involved in marketing efforts, showing apartments to prospective residents, and attending monthly meetings to discuss property performance and resident satisfaction. This position requires a proactive approach to safety, including reporting incidents and ensuring that all workers' compensation claims are handled appropriately. Overall, the Site Superintendent plays a crucial role in maintaining the quality and operational efficiency of the property while ensuring a positive living experience for residents.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing laws, and other relevant regulations.
  • Oversee all daily operations of the property, including rent collection and bank deposits.
  • Perform evictions, utility cut-offs, and landlord liens as required on delinquent rents.
  • Maintain constant communication with vendors and contractors regarding work scheduling and billing.
  • Review and respond to incoming emails and phone calls promptly.
  • Assist the Leasing Agent with rental applications and sign new move-in contracts and addenda.
  • Conduct property inspections with local housing authorities and other agencies as needed.
  • Ensure the property meets all requirements outlined in audits and regulatory agency inspections.
  • Maintain the physical appearance of the complex, including the office, grounds, and common areas.
  • Complete periodic inspections with residents during move-in/move-out processes.
  • Physically walk and inspect the entire property daily to verify overall condition.
  • Complete work orders for repairs and upkeep of units and common areas.
  • Perform minor electrical, plumbing, carpentry, and painting tasks as needed.
  • Prepare units for new move-ins and coordinate special projects as directed.
  • Respond to emergency calls in a timely manner and troubleshoot issues as they arise.
  • Show apartments to prospective residents and complete necessary paperwork as directed by the Leasing Agent.
  • Report all liability and property incidents to the corporate office immediately.

Requirements

  • Experience in management preferred.
  • Background in supervision with a successful track record of accomplishments.
  • Ability to maintain a professional and courteous approach with residents and contractors.
  • Must have necessary tools to effectively complete tasks.
  • Ability to follow oral and written instructions and maintain effective working relationships.
  • High school diploma or GED required; college degree preferred.
  • Valid driver's license and automobile insurance.

Nice-to-haves

  • Experience with Yardi software for property management.
  • Knowledge of HVAC systems and maintenance procedures.
  • Strong customer service skills and interpersonal abilities.
