We are currently seeking a Facilities Maintenance Tech II to join our team in Duncan, SC, in cooperation with Spartanburg Community College. This position is crucial for maintaining the functionality and safety of our facilities, ensuring that our operations run smoothly and efficiently. As a Facilities Maintenance Tech II, you will be responsible for performing routine maintenance tasks across various fields, including carpentry, electrical work, HVAC, and plumbing. Your duties will include inspecting buildings and structures to identify malfunctions and necessary repairs, performing minor electrical and plumbing maintenance, and ensuring the general cleanliness of the work area. You will also be tasked with reconfiguring and installing modular offices and space, preparing surfaces for painting, and maintaining documentation for parts procurement. Collaboration with all departments will be essential, as you will manage requests and facility needs effectively. This role requires a proactive approach to maintenance and a commitment to safety and environmental standards. You will be expected to work flexible hours and maintain familiarity with OSHA safety requirements and local building codes. Strong organizational and communication skills are necessary to prioritize maintenance requests and address facility needs efficiently. Responsibilities

• Perform routine building maintenance tasks in various fields such as carpentry, electrical, HVAC, and plumbing.
• Inspect buildings and structures to determine functional systems and detect malfunctions and needed repairs.
• Perform minor electrical maintenance including replacement or repair of fixtures, bulbs, and minor appliances.
• Conduct minor plumbing maintenance such as repairing leaks, unclogging drains, and replacing drain hoses.
• Execute minor painting, carpentry, and masonry work to maintain facilities.
• Reconfigure, install, position, and remount modular offices and space.
• Prepare surfaces and paint various structures and equipment to preserve parts from corrosion.
• Order and procure parts while maintaining required documentation.
• Work closely with all departments to manage requests and facility needs effectively.
• Act as a liaison for contracted facilities services and projects.

Requirements

• High School Diploma or GED required.
• 5 years of experience in commercial property maintenance preferred.
• 1+ years of maintenance experience preferred.
• Ability to communicate effectively both verbally and in writing.
• Strong interpersonal skills with demonstrated listening abilities.
• Manual dexterity and visual acuity for computer keyboarding and office equipment use.
• Ability to lift up to 50 pounds and perform physical tasks such as bending, lifting, stretching, climbing, and crawling.
