About the position

The Soft Services Manager at EMCOR Facilities Services is responsible for overseeing soft service delivery and managing relationships at the client site in Lexington, North Carolina. This role involves supervising maintenance activities, coordinating projects, and ensuring compliance with company and client policies. The manager will also be involved in coaching staff, managing work orders, and conducting building inspections to enhance service quality and productivity.

Responsibilities

  • Administer the CMMS system, including work orders, time cards, and KPIs.
  • Review employee time sheets for accuracy and enter them into the EFS/Viox system.
  • Schedule and direct the Central Services Team and maintenance technicians/contractors in daily assignments.
  • Interpret company and client policies and procedures to workers and enforce them.
  • Recommend measures to improve productivity and quality of service.
  • Analyze and resolve work problems or assist workers in solving work problems.
  • Coach and develop associates, documenting when necessary, and conduct annual performance reviews with maintenance technicians.
  • Generate and close site work orders ensuring all data is correct and meets account standards.
  • Communicate with clients in person and through correspondence to determine needs, handle issues, and suggest improvements.
  • Interface with vendors to ensure protocol is followed.
  • Assist Property Managers in project coordination.
  • Manage PM and inspection work orders.
  • Conduct building inspections and recommend improvements and identify safety concerns.
  • Be on call and available for emergencies.
  • Follow EMCOR Culture Statement and drive the culture throughout the organization.

Requirements

  • College degree preferred or equivalent.
  • Minimum of 3 years of general maintenance experience in a commercial maintenance environment.
  • Minimum of 1 year of experience as a maintenance lead or supervisor.
  • Proficient with Microsoft Word, Excel, E-mail, and other required software.
  • Experience working with CMMS systems highly preferred.
  • A valid state driver's license in good standing is preferred.
