As a Sourcing Manager in Property Management, you will deliver sourcing services in support of our client and their portfolio of properties managed by JLL Property Management. You will act as the single point of contact for all procurement-related activity and commitments, including sourcing of goods, materials, and services at competitive prices, and making recommendations on which suppliers to select. You will lead property teams through RFPs, negotiation, and execution of contracts, owning and delivering on-account sourcing strategy development, execution, and management. Additionally, you will lead portfolio-wide initiatives related to cost savings and diversity spend, strategizing with property teams to hit client-assigned targets, and delivering analyses and progress reports to stakeholders. Your role will involve developing and maintaining relationships with internal and external stakeholders, ensuring compliance with all procurement policies, and advising the team on the appropriate contract processes. You will also be responsible for competitively bidding, negotiating, and preparing all service contracts to assure high quality and cost-effective services, while building trusted relationships with suppliers and interfacing with clients to understand their requirements and report on progress toward initiatives and targets. Summarizing procurement efforts for monthly and quarterly business reviews with the client will also be part of your responsibilities, along with any other duties assigned.

Responsibilities

  • Develop sourcing strategies in support of overall client deliverables.
  • Become the subject matter expert on the client's procurement policies, spending and transaction policy, and each of the client's contract types for various types of spend.
  • Ensure compliance with all requirements.
  • Advise the team on the appropriate contract process to authorize spend in accordance with the client's spending and transaction policy.
  • Set the team's expectations for deliverable deadlines in order to navigate the process from RFP to execution in a timely manner.
  • Develop and maintain SOPs on how to prepare and route contracts through the approvals process and the various contract systems all the way to execution.
  • Advise the client on process updates to streamline contract processes.
  • Own the contract submissions to client systems and provide status updates to team stakeholders.
  • Advise project managers throughout the development of construction agreements.
  • Review and compile the final contract documents to ensure zero defects in the client contract process after submission.
  • Competitively bid, negotiate and prepare all service contracts to assure high quality and cost-effective services.
  • Act as primary contact for service contractors and vendors.
  • Participate in group bid processes as appropriate.
  • Ensure that all legal agreements have been fully executed according to client and JLL standards.
  • Build trusted relationships with suppliers.
  • Interface with client to receive and understand direction on new or revised requirements and procedures and to report on progress toward client-directed initiatives and targets.
  • Provide input on supplier relationship and performance programs with key suppliers, assist in vendor management.
  • Review and evaluate supplier contract details to develop improvement opportunities, identify alternative suppliers if the existing ones are unable to meet their obligations.
  • Be subject matter expert in support of JLL and client sourcing strategies, supplier relationships and program management.
  • Responsible for implementation, coordination and communication of regional and national sourcing programs.
  • Support and assist development of supplier diversity programs in accordance with clients and company requirements.
  • Summarize procurement efforts for monthly and quarterly business reviews with the client; to include RFP activities, savings pipeline, diversity spend and compliance.

Requirements

  • Bachelor's degree, preferably in administration, logistics, supply chain or related field.
  • Experience in commercial real estate is a plus.
  • Strong negotiation skills.
  • Proven experience in sourcing processes, thorough understanding of sourcing methodologies.
  • Excellent interpersonal and relationship-building skills.
  • Advanced oral and written communication skills.
  • Sound time-management and organizational skills.
  • Proficient knowledge of Microsoft Office Suite.
  • Comfortable learning new programs and technology.
