About the position

The Community Manager will oversee the daily operations of Hamilton Crossing Apartments, ensuring a safe and comfortable living environment for residents. This role involves leading a team of leasing agents and maintenance professionals, maintaining high occupancy levels, and fostering positive relationships within the community. The Community Manager will also be responsible for financial management, compliance with regulations, and ensuring the community meets company standards.

Responsibilities

  • Lead a team of leasing agents and maintenance professionals to provide excellent resident experiences.
  • Maintain acceptable levels of occupancy (minimum 98%).
  • Complete move-out paperwork according to governing regulations.
  • Perform unit move-out, annual, and housekeeping inspections in a timely manner.
  • Review rental applications for approval.
  • Ensure collections of all monies due to the community (i.e., rent) are received and deposited.
  • Audit all resident files for completeness and correctness before supervisor review.
  • Assist Regional Manager with researching and responding to audit findings.
  • Maintain positive relationships with the community owner/s and its residents.
  • Process community invoices for payment.
  • Purchase and maintain adequate supplies for the community.
  • Process community staff payroll.
  • Timely completion of reports required by government agencies, administrators, or the Company.
  • Responsible for maintaining the community to Company standards.
  • Perform other related duties as assigned.

Requirements

  • High school diploma or GED.
  • 1+ year previous experience as a residential property manager, with HUD / Section 8 experience preferred.
  • 3 years previous experience in a general manager position or similar, with strong people leadership and process management experience.
  • Strong computer skills with Microsoft Word, Excel, and Microsoft Teams.
  • Experience with Yardi or a similar platform is a plus.
  • Highly analytical with strong financial acumen.
  • Strong communication skills and engagement in work.
  • Deadline driven with a keen eye for detail and quality.
  • Valid driver's license.

Nice-to-haves

  • COS, LIHTC, HCCP, AHM certifications are a plus, with opportunities to obtain as an associate.
