About the position

The Land Trust Project Manager will oversee construction project management and program management assignments, ensuring effective coordination between various stakeholders including the design team, contractors, and the executive team. This role involves managing preconstruction services, budgeting, scheduling, and compliance with zoning and permitting requirements, while also facilitating communication and documentation throughout the project lifecycle.

Responsibilities

  • Design reviews, budgeting and estimating, scheduling, and coordination with the design team.
  • Identification and selection of general contractors and/or subcontractors.
  • Oversee construction project management and program management assignments in collaboration with the CEO, EVP, and SVP of Finance.
  • Provide preconstruction services during design phases including cost estimating and development of scope of work.
  • Secure zoning and permits for construction in collaboration with the Owner, Design Team, and Lawyers.
  • Develop independent cost estimates and secure estimates from contractors and vendors.
  • Create, review, and update project schedules.
  • Assist with reviewing and negotiating Owner/Architect A.I.A. contracts.
  • Lead efforts for reviewing and negotiating Owner/Contractor A.I.A. contracts.
  • Coordinate FF & E Bid process and contract awards.
  • Facilitate construction-related meetings with the General Contractor.
  • Manage Application for Payment review and approval process.
  • Manage QA/QC Process and handle RFIs, Submittals, and Change Order Processes.
  • Provide monthly project accounting records.
  • Coordinate Owner supplied FF & E installation with vendors.
  • Issue and review Punch Lists with Architect and Contractor.
  • Obtain all close-out documents and manage final accounting close-out.
  • Manage Warranty Process.

Requirements

  • Certification, Bachelor or M.S. degree in Construction Management, Architecture or Engineering.
  • At least 5 years' experience in the field.
  • Detailed knowledge and experience with A.I.A. contract Agreements.
  • Significant experience with Primavera P6, Microsoft Excel, PowerPoint, Project, and Cost Estimating Software.
  • Strong writing and interpersonal skills.
  • Flexibility and ability to multitask.
