About the position

As a Lead Maintenance at Hickory Highlands, you will play a crucial role in ensuring exceptional customer service and maintaining the property. You will lead and supervise a team of maintenance personnel, oversee contract work, and ensure that maintenance requests are completed efficiently and effectively. Your leadership will help develop your team and prepare them for future opportunities while maintaining high standards of service and safety.

Responsibilities

• Supervise the maintenance team and any contract or temporary workers.
• Oversee contract work as outlined by the Property Manager.
• Ensure the turn process is being adhered to and that quality and timely turns are being produced.
• Motivate, develop, and participate in annual reviews for the maintenance team.
• Coach, mentor, and cross-train your team for potential future opportunities and growth.
• Perform Preventative Maintenance as required by S2 Residential and the Property Manager.
• Maintain all records of activities.
• Perform routine electrical repairs such as wiring fuses, fixtures, and sockets.
• Inspect, repair, modify, and install HVAC equipment including refrigeration and air conditioning systems.
• Troubleshoot, repair, or replace defective parts in units and equipment and their controls.
• Perform skilled electrical maintenance work in the repair, installation, and alteration of HVAC equipment.

Requirements

• Valid driver license and auto liability insurance is required.
• Must have reliable transportation.
• Valid Type II or Universal EPA Certification is required.
