About the position

Lalezarian Properties, an established real estate development and investment company based out of Lake Success, New York, is seeking a Lease Compliance Assistant to join their team. This full-time position is based in the Lake Success office, with occasional travel required to properties in New York City and Brooklyn for annual recertifications. The Lease Compliance Assistant will report directly to the Senior Lease Compliance Specialist and Senior Management, playing a crucial role in ensuring compliance with various housing regulations and programs. The primary responsibilities of the Lease Compliance Assistant include the accurate and timely completion of compliance packages, which encompass annual owner certifications, vacancy reports, DHCR registrations, and PBV Section 8 submissions. The assistant will also be responsible for maintaining compliance with annual notices to tenants, such as safety notices regarding stove knobs and window guards. Staying informed about policy and rule changes affecting affordable housing programs and Rent Stabilization is essential, as is the ability to incorporate new information into existing workflows to ensure ongoing compliance. In addition to these tasks, the Lease Compliance Assistant will perform timely annual income certifications in strict adherence to LIHTC program rules, prepare lease renewals in compliance with Rent Stabilization and other applicable laws, and collaborate with department members on annual DHCR rent registration filings. Monitoring the agency portal for rent increases and undertaking special departmental projects as needed are also part of the role. The assistant will provide coverage for administrative staff during vacations, ensuring continuity of operations within the department.

Responsibilities

  • Accurate completion and timely submission of final compliance packages to external agencies.
  • Maintain compliance with annual notices to tenants including safety notices.
  • Stay abreast of policy and rule changes affecting affordable housing programs and Rent Stabilization.
  • Perform timely annual income certifications in compliance with LIHTC program rules.
  • Prepare lease renewals in compliance with Rent Stabilization and applicable laws.
  • Prepare annual DHCR rent registrations filings in collaboration with department members.
  • Monitor agency portal for rent increases.
  • Perform special departmental projects as needed.
  • Provide coverage during vacation for administrative staff.

Requirements

  • Bachelor's degree or relevant work experience.
  • Proficiency in Excel and experience with Yardi or other property management software.
  • Strong organizational skills and attention to detail.
  • High level of time management skills in handling multiple projects to meet deadlines.
  • Ability to maintain a professional demeanor when engaging with residents and staff.
  • Experience working with regulators to resolve compliance issues.
  • Ability to exercise discretion and maintain confidentiality.

Nice-to-haves

  • Fluency in both English and Spanish is a plus.
  • Experience with LIHTC and affordable housing programs is preferred.
