About the position

The Leasing Consultant serves as the primary sales representative for the property, responsible for greeting prospects, presenting the community's features and benefits, and securing lease agreements. This role emphasizes customer service, marketing, and administrative tasks to ensure a welcoming environment for potential residents while adhering to company policies and housing regulations.

Responsibilities

  • Maintain a professional yet friendly atmosphere in the leasing office and other areas.
  • Inspect models and market-ready vacancies daily to ensure cleanliness.
  • Conduct cleaning and staging as needed.
  • Answer incoming phone calls and handle each call accordingly.
  • Greet prospective residents, qualify their needs, and present the community and specific apartments.
  • Maintain awareness of local market conditions and trends.
  • Contribute ideas for marketing the property and improving resident satisfaction.
  • Maintain a lease closing ratio appropriate for the property and submarket.
  • Respond to inquiries in the Customer Relationship Management (CRM) system.
  • Post regularly on online advertising sites as instructed.
  • Set out A-Boards and balloons at property entrances daily.
  • Complete all lease applications and assist with application verification.
  • Complete all lease paperwork and accept rents and deposits.
  • Inspect move-outs and vacancies, and report service needs to maintenance staff.
  • Organize and file appropriate reports, leases, and paperwork.
  • Attend property and Thrive trainings and meetings as requested.

Requirements

  • Leasing experience in multi-family housing preferred.
  • National Apartment Leasing Professional (NALP) preferred.
  • Strong customer service experience.
  • Experience with Yardi/CRM and Onsite preferred.
  • Excellent customer service, sales, and closing skills.
  • Ability to work in a fast-paced and customer service-oriented environment.
  • Understanding of industry terms and their meanings.
  • Ability to de-escalate conflict and remain calm and courteous.
  • Strong communication skills and ability to build trust.

Nice-to-haves

  • Proficient in Microsoft Word, Outlook, and Excel.
  • Desire to learn and take initiative on projects and tasks.
  • Pro-active problem solver with the ability to follow company policies.
