About the position

The Maintenance Supervisor for a Multi-Family Property is responsible for the efficient operation, maintenance, and repair of the residential property. This role is crucial in ensuring the safety, functionality, and overall appearance of the property, thereby providing residents with a comfortable living environment.

Responsibilities

• Perform routine inspections and maintenance including plumbing, electrical, HVAC, appliance repair, carpentry, and painting.
• Respond promptly to emergency maintenance requests such as leaks, power outages, and structural issues.
• Maintain the exterior appearance of the property through groundskeeping activities like mowing lawns and trimming bushes.
• Prepare vacant units for new residents by completing necessary repairs, cleaning, and painting.
• Ensure compliance with safety regulations and conduct regular inspections of safety equipment.
• Keep track of maintenance supplies and coordinate with the property manager for reordering.
• Interact with residents professionally, addressing their maintenance concerns promptly.
• Maintain accurate records of maintenance activities, including work orders and repair logs.
• Participate in an on-call rotation schedule for after-hours maintenance emergencies.

Requirements

• Prior experience in property maintenance is preferred.
• Proficiency in basic maintenance tasks such as plumbing, electrical, HVAC, and carpentry.
• Strong troubleshooting and problem-solving skills.
• Ability to perform physical tasks such as lifting heavy objects and climbing ladders.
• Excellent communication skills, both verbal and written.
• Effective time management skills to prioritize tasks in a fast-paced environment.
• Dependable and punctual with a strong commitment to job responsibilities.
• Availability to work evenings, weekends, and participate in on-call duty.

Nice-to-haves

• Additional technical training or certifications in maintenance-related fields (OSHA, HVAC, EPA) are preferred.
