About the position

The Maintenance Technician III plays a crucial role in ensuring the smooth operation of maintenance services within a community. This position focuses on delivering exceptional customer service while addressing maintenance requests and work orders for occupied homes. The technician will engage in various tasks, including HVAC system repairs, general maintenance, and administrative duties, all aimed at enhancing the living experience of residents.

Responsibilities

  • Communicate clearly, compassionately, and empathetically with team members, residents, and vendors.
  • Provide outstanding customer service during all interactions.
  • Respond to and complete service requests professionally and promptly.
  • Maintain a clean and safe work environment consistently.
  • Diagnose and troubleshoot HVAC system issues using diagnostic tools.
  • Perform cleaning and maintenance tasks on HVAC systems, including replacing air filters and cleaning coils.
  • Repair or replace HVAC components such as thermostats, fans, and compressors.
  • Handle refrigerants by checking and charging levels, and repairing line leaks.
  • Conduct electrical work including inspecting and repairing connections and replacing faulty wiring.
  • Inspect and seal ductwork leaks and measure airflow and pressure levels.
  • Educate residents on maintenance issues and repair processes.
  • Repair or replace plumbing fixtures and perform minor plumbing repairs.
  • Test for electrical current and troubleshoot minor electrical issues.
  • Repair or replace electrical outlets, switches, and light fixtures.
  • Repair or replace doors, windows, and cabinetry components.
  • Patch wall holes, apply texture, and paint walls and trim.
  • Accurately fill out time sheets and enter data into work orders.
  • Utilize technology to enhance productivity and maintenance service improvement.

Requirements

  • Skilled in installation, troubleshooting, and repair of HVAC, plumbing, and electrical systems.
  • Proficient in using technology such as laptops and mobile devices.
  • Effective written and verbal communication skills with team members, residents, and vendors.
  • Commitment to safety, including wearing Personal Protective Equipment (PPE).
  • EPA 608 Certification for Refrigerant Management (Type II or Universal Certification required).
  • Carpentry skills are preferred.
  • High school diploma or GED required.
  • 5 years of maintenance or construction experience.
