About the position

The Maintenance Technician is responsible for performing preventative and reactive maintenance to ensure the community operates at its best condition. This role involves working closely with the Community Manager to maintain high-quality standards and customer service, while also managing maintenance tasks for both occupied and vacant units. The technician plays a crucial role in achieving financial objectives and ensuring the safety and aesthetic appeal of the community.

Responsibilities

  • Perform all preventative and reactive maintenance tasks.
  • Ensure the community is fully functional and operating at its best condition.
  • Work with the Community Manager to achieve organizational goals and adhere to community standards.
  • Assist in accomplishing financial objectives by completing work in-house where applicable.
  • Prevent theft of company equipment and supplies by securing the maintenance shop.
  • Perform maintenance on vacant and occupied units according to work order specifications.
  • Maintain excellent customer service standards and positive community feedback.
  • Consult with the Community Manager regarding licensed contractor needs.
  • Ensure community grounds and common areas are aesthetically pleasing and safe.
  • Communicate constantly with the Community Manager about maintenance and safety issues.
  • Follow DMA policies and procedures when completing work orders.
  • Perform plumbing, minor electrical, carpentry, and other interior repairs, including emergencies after-hours.
  • Replace filters and clean air conditioning vents as needed.
  • Work with HVAC vendors on repairs under warranty.
  • Complete make-readies/turnovers and report status to the Community Manager.
  • Assist at other DMA communities when needed.

Requirements

  • At least 1 year of property maintenance experience required.
  • Excellent problem-solving skills and ability to prioritize workload.
  • EPA certification preferred or willingness to obtain immediately.
  • CPO certification preferred.
  • Ability to meet the work schedule, including being on-call for after-hours emergencies.
  • Ability to operate hand and power tools and equipment.
  • Valid Texas Driver's License required.
