About the position

The Special Programs Specialist I at Gateway First Bank is responsible for processing collateral files for all loans closed by the company, ensuring the quality of collateral notes delivered to investors. This role involves interfacing with various stakeholders, including underwriters, closers, loan originators, and title companies, to submit mortgage files and ensure timely loan purchases. The position requires a strong understanding of mortgage documents and excellent communication skills, contributing to the overall efficiency of the post-closing team.

Responsibilities

  • Conducts a thorough file review to ensure accuracy of documentation on each special program loan package and facilitates corrections on any errors pertaining to the loan documents.
  • Stacks and delivers all special program loan files to the appropriate end investor for purchase.
  • Updates LOS with all appropriate shipping data and images being delivered to end investor(s).
  • Tracks, monitors, and resolves all exceptions issued by the end investor and bond agencies to ensure timely loan purchase.
  • Escalates issues on files to Supervisor to seek appropriate coaching, counseling, direction, and resolution.
  • Works with other lines of business, title companies, and counties as needed for corrections to Agency Mortgage/Deed of Trust and Bond Down Payment Assistance Mortgage/Deed of Trust that request material or non-material corrections pre-purchase by Investors or Bond Agencies.
  • Reviews and resolves any outstanding Post-Purchase exceptions from Investors following the same pre-purchase process.
  • Assists team members as needed, during times of peak volume and staff absences.
  • Maintains industry knowledge through self-study, attending training(s) and/or any resources available for bonds, service retained, Jumbo products and any other service release programs.
  • Maintains Investor, state, and county recording requirements to facilitate corrections to the Agency Mortgage/Deed of Trust and Bond Down Payment Assistance Mortgage/Deed of Trust.
  • Meets established expectations on all service release files, demonstrating knowledge and confidence in executing assigned roles and functions with timeliness, expert accuracy, and precision.
  • Exercises awareness regarding possible suspicious activity, money laundering, or fraudulent behavior and reports any such incidents to the BSA department.
  • Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations applicable to the position.

Requirements

  • Basic knowledge of Post-Closing Shipping duties.
  • Ability to review closing packages coming in and in the creation of post-closing packages going out.
  • Time management skills.
  • Proficient in Microsoft Office applications (Word, Excel, & Outlook).
  • Ability to interpret what is needed to resolve issues that may not always be clearly stated.

  • High School Diploma or Equivalent.
  • 0-2 years of mortgage post-closing or mortgage processing experience.
