About the position

The Part-time Leasing Consultant at MAXX Properties is responsible for managing all activities related to apartment rentals, including move-ins, lease renewals, and resident retention. This role involves direct interaction with prospective and current residents to ensure maximum occupancy and high-quality resident service. The consultant will work approximately 25-30 hours per week, primarily in the afternoons, and may provide coverage for nearby properties as needed.

Responsibilities

• Handle telephone and on-site traffic, providing information about apartments and the community to prospective residents.
• Schedule visits to the community and show made-ready apartments.
• Close new sales, lease apartments, and determine if prospective residents meet community qualifications.
• Maintain an accurate and in-depth knowledge of all aspects of the community, including rent and pricing information, vacancies, and lease expirations.
• Complete follow-up thank you notes and call-backs with prospects after initial visits.
• Monitor all vacancies and future vacancies to proactively address occupancy needs.
• Understand and comply with Fair Housing laws and standards.
• Inspect vacant apartments regularly to ensure they are ready for showing.
• Assist with implementing resident retention and renewal programs.
• Plan and attend community-sponsored resident functions and activities.
• Explain all lease and community policies to new and current residents.
• Conduct follow-up activities with residents to maintain positive relations.

Requirements

• 1 year of leasing experience with residential, multifamily apartments is preferred but not required.
• Yardi experience is preferred.
• Superior customer service and communication skills.
• Must be enthusiastic, reliable, organized, and able to multi-task.
