About the position

The Property Manager at Capital Investment Advisors, LLC is responsible for overseeing the daily operations of the property, ensuring tenant satisfaction, and maintaining compliance with regulations. This role involves managing leasing activities, property maintenance, and tenant relations to create a positive living experience for residents.

Responsibilities

  • Oversee the day-to-day operations of the property, including leasing, maintenance, and tenant relations.
  • Ensure the property is well-maintained and in compliance with local, state, and federal regulations.
  • Market and advertise available units to attract prospective tenants and show units.
  • Screen potential tenants, conduct background checks, and verify references.
  • Prepare lease agreements and ensure all necessary documents are completed accurately.
  • Collect rent payments and handle delinquencies in a timely manner.
  • Respond to tenant inquiries and address any concerns or issues promptly.
  • Coordinate property maintenance and repairs, including scheduling contractors and overseeing work.
  • Conduct regular property inspections to ensure compliance with safety and cleanliness standards.
  • Maintain accurate records of all financial transactions, including rent payments and expenses.

Requirements

  • Previous experience in property management or a related field is preferred.
  • Strong office and administrative skills, including proficiency in Microsoft Office Suite.
  • Excellent customer service skills with the ability to effectively communicate with tenants and resolve conflicts.
  • Knowledge of Yardi is a plus.
  • Familiarity with property leasing procedures and best practices, and the ability to lease units.
  • Basic understanding of property maintenance and repair processes, including turns and a turn board.
  • Sales experience is beneficial for promoting available units and attracting tenants.
  • Knowledge of real estate administrative tasks, such as preparing contracts and managing lease agreements.
