About the position

We are seeking an experienced Property Manager to oversee our property management operations. The ideal candidate will have a strong background in property management, with a focus on maximizing net operating income through effective leasing and expense management. This role requires a proactive approach to maintaining high occupancy levels and ensuring compliance with company policies and Fair Housing Laws.

Responsibilities

• Maintain 95% occupancy or to what is budgeted.
• Ensure compliance with company policies regarding accurate guest card completion, follow-up, and entry into property management software.
• Strive for the highest closing ratio while surpassing company minimum requirements.
• Monitor expenses and continuously look for means to lower operating costs.
• Communicate with the Accounts Payable Clerk weekly to ensure bills are paid on time.
• Maintain constant and detailed knowledge of market conditions and competition to maximize rents.
• Comply with all company policies regarding file keeping and Fair Housing Laws.
• Prepare and participate in monthly financial reviews by creating a monthly variance report and narrative for ownership.
• Manage the staff at the property.
• Walk the exterior and interior of units to ensure quality standards are met.
• Manage lease expirations and deploy a LEM plan.
• Proactively manage delinquency with timely delivery of notices and eviction filings.
• Oversee all marketing and leasing of the community.

Requirements

• Minimum of 3 years experience in property management.
• 2 years experience in a supervisory capacity.
• Fluent in reading, writing, and speaking English.
• Valid driver's license and driver's insurance.
• Ability to work weekends if required.
• Willingness to work overtime for emergency calls.
• Experience with CRM and Yardi software.

Nice-to-haves

• Renovation and Section 8 experience.
• Knowledge of On-Site and Property Solutions software.
