About The Position

The Service Manager is responsible for overseeing the physical property and maintenance operations of an apartment community. This role includes managing maintenance staff, ensuring timely repairs, and coordinating preventative maintenance and rehabilitation projects. The Service Manager must embody a proactive attitude and be available for hands-on tasks as needed.

Requirements

• High school diploma or equivalent.
• Five years of multi-family experience or equivalent combination of education, training, and experience.
• Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, and electrical repair.
• Proficiency in operating common maintenance-related tools and equipment.
• Excellent interpersonal skills for regular interaction with residents, vendors, and contractors.
• Ability to read and write in English for understanding diagrams and writing reports.
• Proficiency in property management software and Microsoft Office.
• Basic knowledge of OSHA Requirements and Local, City, and State Ordinances.

Nice To Haves

• Experience in compressor diagnosis, fire sprinklers, and irrigation systems.
• Certified Apartment Maintenance Technician (CAMT) preferred.

Responsibilities

• Supervise, train, and schedule maintenance activities for the apartment community and maintenance staff.
• Coordinate, schedule, and respond to resident/management requests and work orders for occupied units.
• Prepare vacant apartment units for move-in by coordinating and scheduling necessary tasks.
• Organize safety and skills training for maintenance employees.
• Identify and correct hazardous property conditions to mitigate liability.
• Order supplies and manage the maintenance budget effectively.
• Perform preventative maintenance on equipment and units.
