About the position

The Specialty Leasing Associate (SLA) position is designed to provide a structured learning environment for new employees in their first year. The SLA will focus on identifying, evaluating, and developing potential local leasing tenants and income-generating opportunities for shopping center properties. This role involves negotiating lease agreements, coordinating leasing administration, and supporting the overall leasing program to achieve financial objectives for assigned properties.

Responsibilities

  • Locate, identify and evaluate potential Specialty Leasing (SL) tenants and other income sources for shopping center properties.
  • Develop and implement plans to regularly attend trade shows, review publications, and canvass the area for potential retailers and income-generating tenants.
  • Develop and maintain relationships with prospective leasing tenants and existing mall tenants.
  • Network with area leasing representatives and industry associates.
  • Identify and develop new leasable locations in the common area.
  • Negotiate Lease Agreements, establishing SL rent guidelines and income objectives based on property analysis.
  • Generate SL income for assigned properties to achieve financial goals.
  • Ensure maximum occupancy and minimum downtime for properties.
  • Support in-line leasing efforts by identifying and developing local tenants into potential permanent tenants.
  • Report to and collaborate with the Specialty Leasing Manager to achieve property and SL program goals.
  • Submit regular weekly reports on deal making, forecasting, and revenue goal achievement.
  • Assist in identifying and completing SL national tenant deals with the Vice President - Specialty Leasing and Specialty Leasing Manager.
  • Coordinate SL-related administrative duties with Mall Managers and Property Management staff.
  • Monitor rent collection, income transmittals, sales reporting, and processing of Lease Agreements.
  • Assist Mall Managers in achieving acceptable merchandising and visual presentations.

Requirements

  • A bachelor's degree in a business-related discipline.
  • One or two years of general business, sales, leasing, or retail experience.
  • Basic math and accounting skills.
  • Well-developed interpersonal and negotiating skills.
  • Effective oral and written communication skills.
  • Resourcefulness, creativity, and awareness of design principles.

Nice-to-haves

  • Experience in retail leasing or property management.
  • Familiarity with visual merchandising standards.
