About the position

The Sr. Colocation Development Manager for AWS Data Center Supply Solutions is responsible for leading and directing colocation development transactions, including site selection, financial analysis, contract negotiations, and site development. This role requires a blend of real estate development, business acumen, financial expertise, and technical understanding to expand Amazon's data center portfolio. The position involves collaboration with various internal stakeholders and the execution of strategic plans to deliver innovative data center projects.

Responsibilities

• Lead and direct colocation development transactions from beginning to end including complex site selection, financial analysis, contract negotiations, zoning and entitlements, and site development.
• Formulate and present long-term development strategies for specific markets to senior management.
• Execute on the strategic plan while interacting with internal stakeholders (e.g. product teams, energy, fiber, design, construction, legal, tax, etc.).
• Understand the technical requirements of design engineering teams and develop solutions that meet design and business objectives.
• Involve in the full construction process to deliver all aspects of a project including building, data center specific power, and all other site utilities.
• Prepare and present transaction summaries to senior management regarding progress, financial approvals, and overall deal costs/benefits.
• Support multiple complex contract negotiations simultaneously.
• Serve as a key member of the Real Estate team in driving innovation and producing results.

Requirements

• 2+ years of developing, negotiating and executing business agreements
• 4+ years of professional or military experience
• Bachelor's degree
• 2+ years of experience developing strategies that influence leadership decisions at the organizational level.
