About the position

As a Senior Community Manager at The Lofts at Ten Mile and Pennwood, you will be responsible for overseeing the daily operations of two or more assigned properties. This role requires a strong focus on managing team members, daily activities, and resources to achieve established financial and operational goals. You will ensure that all operations comply with company policies and relevant laws, including Fair Housing and the Americans with Disabilities Act. Your leadership will be crucial in maintaining high standards of service and operational excellence across the properties. In this position, you will provide input into the development of budgets for your assigned properties by analyzing financial statements and evaluating marketing information. You will be tasked with meeting targeted revenues by setting appropriate rent rates, ensuring timely collection of rents and fees, and preparing monthly financial reports. Additionally, you will manage vendor relationships by approving invoices and ensuring that all expenditures remain within the approved budget. Your role will also involve overseeing the lease enforcement process, which includes approving resident applications, conducting apartment inspections, and managing resident communications. Promoting resident satisfaction and retention will be a key focus, as you will respond to resident inquiries and service requests promptly. Regular property inspections will be conducted to ensure that the physical aspects of the properties meet established safety and cleanliness standards. As a Senior Community Manager, you will supervise property staff, including hiring, training, and performance management. You will also assist in managing the client/owner relationship by providing updates on property performance and addressing owner requests. This position requires a proactive approach to property management and a commitment to delivering exceptional service to residents and owners alike.

Responsibilities

  • Manage the day-to-day operations of 2 or more assigned properties.
  • Provide input into the development of budgets by analyzing financial statements and marketing information.
  • Meet targeted revenues by setting rent rates and ensuring timely collection of rents and fees.
  • Approve invoices from vendors and contractors for payment and manage communication between parties.
  • Control expenditures by adhering to the approved budget and managing petty cash funds.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Promote resident satisfaction by responding to complaints and service requests in a timely manner.
  • Conduct regular property inspections to ensure safety, cleanliness, and appeal of the properties.
  • Supervise property staff by hiring, training, and managing performance according to company policies.
  • Assist in managing the client/owner relationship by providing updates and conducting property tours.

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen with the ability to analyze budgets and financial reports.
  • Excellent communication and interpersonal skills for resident and owner interactions.
  • Ability to lead and manage a team effectively.
  • Knowledge of Fair Housing laws and regulations governing multi-family housing operations.
  • Strong organizational skills and attention to detail.
