About the position

The FM Engineering Ops Sr Manager is responsible for planning, implementing, coordinating, and leading all mechanical operations, maintenance, communications, energy management, and development programs for a facility, campus, or portfolio of buildings. This role involves overseeing inspections, technical operations, compliance programs, and construction management, while also providing supervision and mentorship to team members.

Responsibilities

  • Lead all inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental compliance, and accessibility compliance.
  • Supervise and review all technical operations, including system air balancing reports, boiler, chiller, and cooling tower performance testing, and tenant work orders.
  • Develop and improve preventive maintenance and engineering procedures, hazardous materials communications plan, and indoor air quality programs.
  • Coordinate implementation of programs to ensure compliance with life safety programs and domestic water quality control.
  • Design and develop construction management, including HVAC system comparisons and recommendations.
  • Assist with due diligence and building evaluations for acquisitions or development projects.
  • Evaluate and recommend building automation, energy management, and automatic temperature control systems.
  • Perform value-engineering studies and evaluate contractor qualifications.

Requirements

  • Bachelor's degree (BA/BS) from a four-year college or university.
  • Minimum of seven years of related experience in commercial building/engineering operations or trade school training.
  • Facilities and Operations Management experience with a focus on Electrical and Mechanical systems.
  • Universal CFC certification is required.

Nice-to-haves

  • Local Operating Engineer's License or Trade License.
  • Systems Maintenance Administrator (SMA) certification.
  • Real Property Administrator (RPA) certification.
  • Proficient computer skills; familiar with energy Management System (EMS) programming and fire alarm systems.
